Pay when moving in
The apartment requires partial buyer insurance for expensive rent purchases. For reasons such as house manufacturing or wall damage, the spouse guarantees you to provide compensation to the apartment or the management company. Pet allowed
The contract in Ontario is generally 3 years, that is for the convenience of renewal, you can tell the apartment in December every year that I will not renew the contract next year; There is no impact on student rents for one year; Rent can be paid at the beginning of each month.

Our consultants will be responsible for matching you with the approiate apartment or house, and after matching , we have a dedicated application specialist to help you apply it, and this application process involves guiding students to sign a contract, pay a deposit, prepare application materials, and communicate with the apartment. We take care of all the procedures for applying for an apartment until you move in. In addition, as long as you do not sign a contract with the apartment and pay a deposit, our service fee is fully refundable, but once you have signed a contract indicating that the room is yours, our service fee cannot be refunded, and the room cannot be refunded, only subletted.
In the case of student residence: During the application process, it is not allowed to request a specific room. In the case of a social apartment: The room selected at the time of booking (or such other room of equivalent size, standard and amenities as may be allocated to the Licensee by the Licensor from time to time)

If you do not plan to continue living in this room, but the house contract is in your name; There are two scenarios at this point: 1. The owner of the room on the contract continues to pay the rent until the end of the lease period; 2. Please be advised that the lease term is strictly governed by the dates specified in the contract. Early termination of the lease is not allowed under any circumstances. Ontario contracts are all for 3 years, but the contract stipulates that students can inform the apartment before December 15th of each year that they will not renew the lease for the next year. The 3-year contract is set to avoid the trouble of signing a renewal contract every year. It has no impact on the one-year lease.

Notes: 1. The apartment lease period is from May 5 to April 27/September 5 to August 27. The apartment rent includes water and internet, but not electricity. Heating is done by electricity. The rent is paid monthly and must be paid before the 1st of each month. 2. The facility fee is $15/person per month, including gym, swimming pool, clubhouse, free coffee, study, BBQ, rooftop patio, courtyard, etc. 3. The housekeeping fee is $35/person per month, providing housekeeping services for its public areas, including kitchen, major appliances and living room. The bathroom and bedroom will still be the responsibility of the tenant. 4. A deposit is required when applying, which is the last month's rent and can be paid by credit card 5. The apartment requires the purchase of tenant insurance, which can be purchased through a bank or tenant insurance website before moving in. This apartment does not support cancellation. After signing the contract, if you cannot move in later, you need to sublease or continue to perform the contract. If you sublease, there may be certain fees. The specific sublease fee is subject to the apartment's reply at the time of sublease. The key deposit is returned when you check out, which is generally between 50-200 Canadian dollars.
