Cancellation Policy

Details

No cancellations allowed. If you can't move in after signing, find a subtenant or fulfill the contract as agreed. Subletting may have additional fees determined by the apartment management.

Renewal Policy

We offer 3-year lease terms with the option to renew or terminate each year. The minimum lease term is 12 months. If you choose to stay beyond the 12 months, your rental rate will not increase over the 3-year period.

Early Move-in Policy

Check-in is required according to the apartment contract period.

Refund Policy

Refunds are not supported. We accept move-outs every 12 months, but you must inform the apartment management in advance.

Subletting Policy

Yes, you can sublet your room, in accordance with the lease. Please note, you are still the tenant and you are now acting like a"landlord" for your tenant. You still pay rent to the landlord and you are responsible for collecting rent from "your tenant".

Canadian Apartment Move-in Guide We wish you a smooth journey! Don't forget to let your family and friends know you've arrived safely. This move-in guide is for reference only! All information is subject to the official welcome letter sent by the apartment management. I. Check-in Appointment Process Check the email from the apartment: The apartment management will usually send an email with pre-arrival instructions to tenants 1-2 weeks before move-in. We call this the welcome letter. Please read it carefully to avoid missing important information that could delay your move-in. If you have any questions, please ask your application advisor. Schedule your check-in time with the apartment: If the welcome letter specifies a check-in time (which may be staggered based on floor, etc.), please follow the time given by the apartment. If the welcome letter does not specify a check-in time, please contact the apartment management via email in advance to confirm the check-in time (generally, check-in times are Monday to Friday: 10 am-5 pm, please refer to the email template below). Note: ① Apartments generally only handle check-ins during business hours, Monday to Friday. ​​Check-ins are generally not available on weekends or at night. If you need to check in outside of business hours, please contact the apartment management via email in advance to confirm the time. (Refer to the email template below) (Due to cleaning schedules, apartments generally do not allow early check-ins.) ② If your flight schedule does not allow you to check in during the apartment's business hours, please arrange your own accommodation for that night. ③ If you arrive at the apartment later than the lease start date, please be sure to notify the apartment management of your exact arrival time at least one week in advance. ④ Some apartments require you to click on a link in the welcome letter to schedule your check-in. Is it possible for me to check in around [time] on [day of the week], [date] (month/day/year)? Looking forward to hearing from you. Regards, [Your Name] II. Documents Required for Check-in i. Original passport of the applicant ii. Rental contract (download and save it on your phone) iii. Deposit and first month's rent must be paid Method 1: Online payment: Through your resident account. Some apartments have resident accounts. Generally, you can find a "Residents" button on the apartment's website. Click on it, then enter your username and password to log in (your username and password can be found in the email previously sent by your relocation advisor). Some apartments will include the resident account website in the welcome letter, requiring tenants to register themselves. After logging into the resident account, there is usually a "payment" option. Clicking on "payment" allows you to pay using an international credit card (such as Visa/Mastercard), a Canadian debit card, or a Canadian bank account. Method two: Offline payment: A small number of apartments accept certified checks (issued by a local bank), money orders (issued by a local bank), or debit cards (local debit cards). Note: Offline payment methods vary between apartments; please refer to the welcome letter sent via official email from the apartment. ii. Purchased renter's insurance policy (required by most apartments; generally available for purchase on official renter's insurance websites or check the apartment's official recommendations in the welcome letter) ii. Activated utility accounts (if activation is required, please check the apartment's welcome letter. Activating utility accounts in Canada takes a long time, so please do so in advance.) iii. Monthly Rent Payment Deadline First month's payment amount: Please refer to the contract, resident account, and welcome letter (must be paid before move-in). Monthly rent payment date: 1st of the month (specific date may vary depending on the apartment; please refer to the welcome letter). Note: Late payments will incur late fees and may even affect your credit history in Canada. Be sure to pay your rent on time every month. iv. Room Inspection Successfully receiving the keys is not the final step. After you move in, the apartment will usually provide you with an Inventory Checking List to verify if there is any damage to the facilities in the apartment, and they will ask you to sign it. Some apartments may not provide an Inventory Checking List, but it is still recommended that you inspect the room. If there is any damage, be sure to include it on the list and inform the apartment. Take photos as proof and contact the apartment management for repairs to avoid the apartment charging you for repairs and deducting the cost from your security deposit when you move out. V. Frequently Asked Questions and Important Notes If you need to move large items such as furniture upon move-in, you must reserve the elevator with the apartment management in advance (please check the contact information in the welcome letter sent by the apartment). 【Elevator Reservation Email Template】 Subject: Book Elevator - Room Number - Name Dear Management: I hope all is well. My name is xxx and I am the upcoming tenant of unit #(Room Number). I will check in at xxxxx am/pm on xx/xx/xxxx (Month/Day/Year) (Day of the week). May I make a reservation for the elevator at xxx am/pm? Hope to hear from you soon. Regards, Name Can I have packages delivered in advance? Most apartments cannot receive packages for you before check-in, so please plan your timing carefully to avoid packages being returned due to no one being available to receive them. Can I store my luggage before arrival? The apartment cannot store any luggage before your arrival. Can I move into the apartment without paying rent? You must pay the first month's rent in full before the move-in date to move in. Can I move in early? No. The apartment's standard lease has fixed dates and cannot be changed. If you want to move in earlier, you can book a short-term rental or hotel in advance. How do I get repairs done if there is damage to the room? You can report the damage at the apartment's front desk or report it online through your resident account on the apartment's official website. Upon initial move-in, please carefully inspect every detail of the room and take videos and photos for your records. If you find any damage to the room's facilities that requires repair or if the room is not clean enough after moving in, be sure to take photos as evidence and report it to the apartment immediately. Remember to restore the room to its original condition as much as possible when moving out, otherwise, your deposit may be deducted. Language Barrier Issues If you are worried about your English communication skills, please prepare a draft in Chinese beforehand, and then download the app "Tencent Translator." This app can achieve near real-time translation and can be used to assist with communication. Location Issues Please download Google Maps before arrival to help you locate the apartment. Lease Termination Issues Generally, you need to notify the apartment in writing via email 60 days in advance of terminating your lease. Failure to do so may result in some apartments automatically renewing your lease. (The exact advance notice period will be specified in the contract.) VI. Important Notes: During the first two weeks after move-in, the apartment staff will be very busy, so it is normal for there to be delays in their responses. Please be patient.
