I had a great experience applying to this building with Karen the Leasing Specialist. She was easy to get a hold of, professional, friendly, helpful, and competent. The units are gorgeous and spacious, good location, great amenities too. Looking forward to living here! ___________________________ Update June 2026: I've lived here for almost 2 years now, and give 4.75 stars. I love living here more-so than I have anywhere else in my life (I'm 48 yrs old). Management team is pretty great. Maintenance crew are very responsive. Cleaning crew are nice and friendly. Great public areas. Great location!!! 200% rating. Great views. Great units: large, open concept, modern, central air, high ceilings, large windows, large balconies, wide hallways, decent appliances, large bathrooms. Package lockers and notifications when you receive a delivery. Reasonable size indoor parking garages and parking spaces. Very secure building. Usually very quiet and peaceful and is perfect for work-at-home, but on the flip-side having loud weekend music events and food events right across the street all the time is super fun. I do have a few annoyances, but are not really detractors from living here. - Elevators feel cheap (they look nice inside but they creak, wobble and shake). - The main hallways and public areas are very nice, but the back hallways and garage hallways feel unfinished, dirty, and worn down (these areas we tenants see and experience living every day). - I saw another review mentioning that the unit doors are not very soundproof. That's very true. I added my own seals to the door and it helped some but it is an annoyance. - I moved in before the amenities were finished so I originally only had their marketing to go by. ----- The pool is smaller than expected. I wasn't expecting it to be large but was looking forward to at least the possibility of doing small laps... but it turned out to be more of dipping pool and I don't feel any desire to use it. ----- "Fitness room" turned out to be fairly bare bones but is at least serviceable. The views from the fitness room are very nice though.

Sarah was my leasing agent. She was very informative about everything and anything on the building. Answered all the questions and concerns that I had, and made me feel like I was at home before even getting approved. Highly recommend!

I currently live in another York property and my recent experience arranging to relocate to the Aqui on King has been a breeze, Viewings, communication, acquiring of information has been phenomenal. Sarah has gone above and beyond to provide me with everything I need and the application process was fast with no stress. I look forward to moving in to my new unit and want to thank Sarah and the entire team for their professionalism. Great experience! Thanks, Coreen

First off, let me just say Sarah was amazing. She showed me numerous layouts/units in the building. Sarah is beyond accommodating and professional. She really is passionate about her job and finding the right fit for her clients. The building itself is spectacular and gorgeous. The rooftop is stunning and the views are incredible. The other amenities are 5 star and first class. The cleanliness of the building, and maintenance are easily apparent as I had toured the building numerous times and every time is looked as new. Although occupancy timing didn't work out for me, I wouldn't hesitate to recommend Sarah and Aqui.

Edited: I liked the building alot. The management staff is present and handle repairs quickly and with care. However, there are way too many unruly students being offered tenancy here. This building seemed like it would be a more mature quiet crowd of young professionals but there are too many students that have no decorum. Not sure how much longer I will be here. It feels like a student dorm at this point. Eight months last year spent enduring loud music and people stomping, screaming and carrying on until 2am on weeknights at times. Its a secure building security wise, and the view is lovely but peace in your unit is important too.

After two years as a resident at Aqui, I’m a little sad to say goodbye. That said, I think it’s only fair to leave an honest review highlighting both the positives and negatives of my experience. From the beginning, my interactions with the leasing team, management, security, and building staff were overwhelmingly positive. A special thank you to Tanaka, the building manager, who made my tenancy feel like a breeze. I also want to recognize the cleaning team. This is a large building, and I rarely saw issues with cleanliness in the common spaces. Beyond that, they were some of the friendly and familiar faces I looked forward to seeing every day. While Vicky has moved on to manage ParkVue, she also left a lasting impression during my time here. The units are well equipped and generally well finished. That said, you can see a few areas where things were rushed. Painting over dust on baseboards, for example, is certainly a choice. The matte black kitchen finishes look great but are functionally a nightmare to keep free of fingerprints. The in-unit AC is probably my biggest unit-related complaint. You can set it to 19°C, but it’s unlikely to ever get there. My east-facing unit, which was out of direct sunlight before noon, rarely got below 24°C during the summer. On the other hand, heating was excellent. I rarely needed to turn it on, as the building maintained my unit around 20–21°C throughout the winter. If you’re considering moving here, you should probably love dogs. There are almost as many pups as there are residents. My biggest frustration was not the number of dogs, but the lack of consideration from some owners. With so many dogs and a small dog park out back, it sometimes felt like dodging landmines. Seriously, how hard is it to pick up after your own pet? You’ll also get to know a few reactive dogs in the building. Most are simply anxious and their owners are doing their best. Unfortunately, there are also some owners who seem unaware of how their dogs behave. This was most noticeable in the elevators, where I regularly found myself asking people to short leash their pets to avoid potential conflicts. To be clear, this is more about the entitlement of a few pet owners than the building itself. Parking is secure, although there is no visitor parking. The market across the street and the paid lot behind the building make it manageable. I did come home a few times to find someone in my assigned spot, but staff and security handled it quickly. The elevators are probably my largest complaint. With three elevators, it’s not uncommon for one to be out of service, another to be occupied by a move-in or move-out, and the remaining elevator to serve the entire building. Waiting five to ten minutes or more is not unusual. The amenities are excellent and something I didn’t take advantage of enough. The rooftop patio is a great escape but can become busy and loud on weekends. The pool is similar, with occasional residents making the shared spaces feel a bit overwhelming. Noise between units was generally minimal in my experience. I rarely heard TVs or music from neighbouring units, although a heavy-footed upstairs neighbour will definitely be noticeable. That said, for the price point, I expected a little more investment in soundproofing. Overall, Aqui was a great place to live, and I would happily recommend it. If you’re looking for a turnkey experience with great management, attentive staff, and plenty of amenities, this building is worth considering. While the rent is definitely on the higher end for London, I don’t regret the two years I spent here.

This has been a challenging move-in experience and I’m very disappointed this place that advertises to be “luxury” Lease: I had to chase down my own lease document for 1.5 months before they actually sent it to me. I asked for clarifications in the lease and was never answered by the team. Unit: there was no chance given for me to thoroughly inspect the unit and report any concerns. In every other place I’ve been to, I was provided a list to reference and check off. To add the specifics: my blinds were broken upon move-in. The freezer/fridge was not working and there was a thick mold inside: There is a large hole in the wall: I saw this during my viewing 2 months ago and this still wasn’t fixed when I moved in. This places advertises to be a luxury property and priced as such, but I’m disappointed the reality was not the case. EDIT: The building management promptly addressed my concerns within a day of my tickets. Thank you

Living at Aqui on King has been a really good experience, especially in the summer with the rooftop pool. It honestly feels like a bit of an escape from being downtown. I’ve spent a lot of evenings up there just hanging out and it’s one of the easiest places in the building to meet people. A lot of the time you end up chatting with neighbours without even planning it. I’ve met a few people just by sitting by the pool or grabbing a chair and it naturally turns into conversations that carry on later in the week. It’s got that relaxed social energy where no one is trying too hard, it just happens.

I’ve been living at Aqui on King and one of the first things that sold me was the balcony. It’s honestly huge compared to most places downtown and I use it a lot more than I expected. It actually feels like an extra living space, especially in the summer when you can sit out there and relax or have friends over. When I moved in I also liked that there were a few different colour options for the unit finishes. It made it feel a bit more personal instead of every suite looking exactly the same. The common areas also stand out more than I thought they would. There are some really nice paintings and artwork throughout the building that give it a more finished, almost gallery-like feel instead of just a standard condo hallway. Overall it just feels like a well designed building that pays attention to the details and makes living here feel a bit more elevated day to day

I’ve had a great experience living at Aqui on King. The building is modern, well-maintained, and the amenities are excellent. The management team is responsive and helpful whenever issues come up, and the common areas are always kept clean. The location is also very convenient, with plenty of restaurants, shops, and campus nearby. Overall, it’s been a great place to live and I would recommend it to anyone looking for housing in London.

This is the worst building for delivery drivers. Avoid delivering here at all costs. The elevator doesn't work without the owner's access.

I have been at Sofia for getting on 3 years already. Was the first one to move into my apartment when it was newly built. It has been a great experience and is well kept. The front desk security after hours during the week is much appreciated. 🤗 Utilizing the barbecue on the roof top patio is great and sitting by the gas fire pit as well. A big plus is the Star Tech community centre across the road! A great facility! You won’t be disappointed if you are considering joining the Sofia family! 😊

We have been living here for a year and have an overall positive experience. Only complaint: Biggest issue is that soundproofing between floors is inadequate. If you happen to have loud upstairs neighbours, you will be hearing running and thumping all day long. Other wise the building is well maintained and the staff are responsive. The amenities are a huge plus. In our experiences the elevator wait isn’t too bad other than maybe 1-2 times a month during moving day. Similarly once in a while the garbage chute will be out of order.

I would give 4 stars but 5 stars because the property manager is incredibly helpful and I appreciate that a lot. Building is safe and the management cares obviously. Elevators are usually not late. It is relatively calm and quiet inside. Sometimes you might hear your neighbours in the hallway but that’s about it. Beautiful units. The temperature inside is also perfect. Overall, seems great.

This is very well developed building. It’s nice, modern, clean, everyone is super friendly. There are few things that you think they may have taken short cuts in building this place, but they are super minor that they aren’t a bother to me at all. The only minor issue is how long the elevators take, and when one of them is down then you’re expected to wait at least 7-10minutes for one (hence the 4 star). I definitely see myself staying for more than a year. The price is unbeatable with the space you get.
