The apartment requires partial buyer insurance for expensive rent purchases. For reasons such as house manufacturing or wall damage, the spouse guarantees you to provide compensation to the apartment or the management company. The specific requirements are subject to the apartment requirements. Some changes in the insurance coverage, area and weekend items.
No refunds for cancellations. If you can't move in after signing the contract, find a subtenant or fulfill the contract as agreed. Specific policy determined by the apartment management.
No Pet
Generally, after moving in, the apartment will start asking if you want to stay for the next year. If you need to renew the lease, it is recommended to inform the apartment as soon as possible and sign the contract for the second year to prevent your house from being rented out.
Generally, it is not allowed to move in early. This is because during the approximately 15 days between the two lease periods each year (from the end of July to mid-August), the apartment is used for unified cleaning and maintenance. Unless the apartment can be cleaned in advance, but it will only be known near the start date of the lease. An early check-in fee is required for early check-in.
Student apartments are randomly allocated rooms. When we make a reservation, we can only choose the type of apartment and note our room allocation preferences (such as floor preference, hoping for a room with better sunlight, roommate preferences, etc.). When there are sufficient vacant rooms, the apartment will be given priority for allocation. However, the apartment will only try its best to arrange and does not guarantee that we will definitely be allocated a room. Most apartments will send welcome letters to students about two weeks before the rental starts. At that time, specific room numbers and roommate information will be provided.
If it is verified that there are available rooms in the apartment, it is generally possible to negotiate a room exchange. However, the apartment will charge a certain exchange fee, usually ranging from $300 to $500, which will be clearly stated in the contract. Whether it can be exchanged or not needs to be negotiated with the apartment provider at that time.
Student apartments generally cannot be vacated. If students have special circumstances, they can try to report to the apartment. However, usually we sign a one-year contract. If they no longer live there, they need to sublet. To sublet, students need to find the person who will take over the contract and then go through the apartment's subletting procedures. During the process, the apartment will charge a subletting fee, which depends on the relevant description in the contract. If the lease cannot be sublet, the student needs to continue to fulfill the contract until the lease term ends.
