Archway Halls is Manchester Metropolitan University's newest hall of residence, opened in September 2021 and sitting next to the Birley campus in Hulme. It is MMU-managed rather than a partner hall, which matters more than people realise, and it offers en-suite rooms only, with no cheaper standard tier inside the building. In MMU's own communications it is usually called "Archway" rather than "Archway Halls," but the search term and the actual hall are the same.

This guide is the version you actually need before applying: where it sits relative to MMU's two campuses, what's in your room and your flat, what it really costs compared with MMU's other halls, where the cheapest MMU accommodation actually is, and how to think about whether Archway is the right choice for you.

Where is Archway and which MMU campus does it serve?

This is the question most guides skim over, but it changes whether Archway is right for you. MMU runs two main campuses. The All Saints campus sits on Oxford Road in the heart of Manchester city centre and houses most undergraduate teaching. The Birley campus is in Hulme, about 15 to 20 minutes' walk south west of All Saints, and is home to the Faculty of Education and the Faculty of Health and Education, including the Brooks Building.

Archway is next to Birley, which makes it the natural choice if your course is based at Birley. Education, nursing, social work, midwifery, paramedic science and a range of health courses all sit there. If your course is at All Saints, you can absolutely live at Archway, but you are accepting a 15 to 20-minute walk or short bus into the city for your daily commute. That trade-off does not always come through in the marketing material.

Buses run frequently between Hulme and the city centre, and central Manchester's nightlife, retail and Piccadilly station are all within a reasonable journey.

Rooms and flats inside Archway

Archway flats hold between five and ten study bedrooms. Each bedroom has a small double bed, a desk and chair, plenty of storage, and an en-suite shower and toilet. The shared elements are an open-plan kitchen and lounge or dining area that the whole flat uses. The setup is designed for social first years rather than postgraduates who want quiet, and the larger flat sizes are deliberate.

Internet is genuinely fast: wired at up to 1 gigabit per second and wireless at up to 200 megabits. That single line will matter to anyone working from their room on video calls and large file uploads, which is a fair description of most current students.

The building also has its own on-site fitness suite for residents and generous communal social space, which is unusual for university-managed halls and is the strongest argument for Archway over MMU's older buildings.

How much is Archways MMU?

Direct answer: Archway sits at the higher end of MMU-managed halls because it is the newest and is en-suite only. There is no cheaper "standard" or shared-bathroom option inside Archway. For 2026/27, MMU publishes weekly rates for every hall on the accommodation pricing page, and Archway's weekly rent typically runs above MMU's older en-suite halls. Always confirm the current weekly figure on MMU's own accommodation fees page before applying, since the rate is set each cycle and is the authoritative source.

A couple of things to factor into the price beyond the headline number. MMU asks for a £200 pre-payment of rent to secure your room, which counts towards the annual fee. Standard MMU contracts run for the full academic year, and contract length is fixed once you accept the offer. Bills are included in the rent for MMU-managed halls.

Where is the cheapest accommodation at MMU?

Direct answer: the cheapest MMU accommodation is the Standard rooms at Briarfield or Cavendish. These are the only MMU-managed halls that offer a Standard room type, which means a private bedroom with a shared bathroom on the flat. Removing the en-suite is what brings the weekly rent down, and these are the rooms that make MMU genuinely affordable for first years on a budget.

MMU's full room-type list runs as follows:

En-suite rooms are available at Archway, Briarfield, Birley Dunham, Birley Vine, Needham Court and Oxford Court.

Plus rooms, a step up with more space or better features, are available at Cavendish and Oxford Court.

Standard rooms, with a private bedroom and shared bathroom, are at Briarfield and Cavendish. These are the cheapest MMU rooms.

Studios, fully self-contained, are at Cavendish and Needham Court. These are the most expensive.

Townhouses, on the Birley campus at Birley Naylor, Birley Dale and Birley Warde, sit in their own price tier and suit groups of friends who want to share.

So if you are searching for the cheapest accommodation at MMU, ask for a Standard room at Briarfield or Cavendish. If you are willing to spend a little more for an en-suite, the older MMU en-suite halls usually undercut Archway, while still offering en-suite rooms.

Archway versus MMU's other halls and partner halls

A quick lay of the land. MMU offers MMU-managed halls (such as Archway, Cavendish, Briarfield, Birley, Needham Court and Oxford Court), and partner halls run by Unite Students, Sanctuary Students and iQ. Partner halls include Parkway Gate (Unite, near the Faculty of Science and the city centre), Grafton Street and Denmark Road (Sanctuary), Artisan Heights, and the new iQ Chandos House opening for 2026 less than 15 minutes' walk from MMU.

Each partner hall is a different operator with its own contract, app and rules. Booking through MMU's process gives you access to MMU-managed halls; booking direct with the partner gives you access to the others. The pricing range across MMU and its partners for 2026/27 spans roughly £185 to £240 per week for an en-suite, depending on building, contract length and room. Studios cost more, Standard rooms cost less.

Archway's advantage in this set is its newness, its fitness suite and its broadband. Its disadvantage is its location next to Birley if your course is at All Saints, and its price compared with MMU's older en-suite buildings.

How to book Archway

You apply through MMU's accommodation portal after firming MMU as your choice. First-year and foundation-year students are prioritised, and Archway is popular for both groups because it is the newest building, so apply early once the cycle opens. If Archway is full, MMU's accommodation team is the right place to ask about late availability and possible transfers, since cancellations release rooms throughout the cycle. The booking phone line is 0161 247 2958.

Pros and cons of Archway

Pros

  • MMU's newest hall, opened 2021, with modern fittings and design
  • En-suite room in every flat, no shared bathroom compromise
  • On-site fitness suite and generous communal space
  • 1Gbps wired and 200Mbps wireless internet, all bills included
  • Recognised as a Gold Standard accommodation operator in 2026

Cons

  • Higher rent than MMU's older en-suite halls
  • Located next to Birley campus, so a 15 to 20-minute commute if your course is at All Saints
  • Larger 5 to 10-bed flats may not suit students who want quiet
  • En-suite only, with no cheaper Standard option inside the building
  • Fills quickly each cycle and is hard to get into late

A realistic verdict

Archway is the strongest MMU-managed option if you study at Birley, value modern facilities and an en-suite, and you are happy with a sociable, larger-flat setup. If your course is at All Saints and you want to live in the city centre, an MMU partner hall closer to Oxford Road may suit you better. If your priority is the lowest possible rent, look at a Standard room at Briarfield or Cavendish first. The right MMU room is the one whose location, room type and price actually match your year ahead.

What if you cannot get a place at Archway?

Demand for Archway is high, especially for first years, and a full waiting list is normal each cycle. If you miss out, MMU's other halls and its partner halls cover most of the same ground, and Manchester has a deep private student accommodation market in Hulme, the city centre and Fallowfield for backup. The right second choice depends on your campus, your budget and whether you want en-suite, Standard or studio.
