Cardiff is one of the more affordable major UK student cities, and that is a supply story rather than a coincidence. Unipol and HEPI put Cardiff among the cheapest of the ten cities they survey, at roughly £6,400 to £6,600 a year, alongside Liverpool and Sheffield, specifically because the city has enough beds. Where supply is healthy, rents rise more slowly.
Cardiff also sits under different housing law from England, which affects the contract you sign. That section is below and it is worth reading before you commit to a private house.

Three things to check before comparing:
Annual total, not weekly rate. PBSA contracts commonly run 44 to 51 weeks. A £165 room on 51 weeks is £8,415. A shared house on a 12-month contract is £5,200 to £7,280 plus bills. The gap narrows once bills are added, but for groups of four or more a house is usually still cheaper.
Bills. PBSA rent is all-inclusive. For a shared house add roughly £85 to £195 a month per person for energy, water and broadband.
Council tax. Full-time students are exempt, but the exemption is not automatic. You must apply to Cardiff Council with proof of enrolment. In a mixed household where one person is not a full-time student, the property may become liable with a discount, so check before signing with a non-student.

Welsh housing law: what is different from England
If you are reading English guides, or an English-focused version of this page, some of what you have read does not apply here.
Wales runs on the Renting Homes (Wales) Act 2016, in force since 1 December 2022. The differences that matter to you:
- You are a "contract holder", not a tenant. Your agreement is an occupation contract, and in the private sector it will normally be a standard occupation contract
- You must be given a written statement of your contract. If you have not received one, ask
- The no-fault notice period is six months, not two, and cannot be served during the first six months of the contract. This is more protective than the English position
- The Fitness for Human Habitation standard applies, covering repairs, safety and electrical testing
- From 1 June 2026, all occupation contracts include new fundamental terms prohibiting discrimination against contract holders who have children or receive benefits. These apply automatically to existing contracts; you do not need to do anything
- Rent Smart Wales licensing is mandatory for landlords and agents. See below
Purpose-built student accommodation and university halls generally still operate on fixed-term academic-year contracts. If you are looking at PBSA, ask the operator directly what contract type they are issuing for 2026/27, because several providers issued guidance to Welsh bookers during 2026 and the answer may have changed since they first advertised.
Use Rent Smart Wales before you sign
Every private landlord and letting agent in Wales must be registered and licensed with Rent Smart Wales. The register is public and free to search.
Before you pay a deposit on a private house, look up the landlord or agent. If they are not licensed, that is not a technicality. It tells you they are operating outside a mandatory scheme, and it is the fastest available filter on whether you are dealing with someone legitimate.

Areas to live
Cathays. The main student area, walkable to Cardiff University, dense with cheap food and nightlife. Also the noisiest and the most heavily let, so viewings go quickly.
Roath. Slightly cheaper than Cathays, more mixed and residential, good independent shops and Roath Park nearby. Popular with second and third years and postgraduates.
City centre. Where the newer PBSA is. Convenient for Cardiff Central and Queen Street stations and for USW's Cardiff campus. Priced accordingly.
Llandaff and Cyncoed. Green and quiet, and the right choice for Cardiff Met. Poorly suited to anyone studying at Cathays Park.
Heath and Gabalfa. For medical and healthcare students at the Heath campus.
Grangetown and Butetown. More affordable, decent access to the city centre and the bay.
On safety, be sceptical of any guide, including this one, that labels neighbourhoods safe without evidence. Conditions vary street to street rather than area to area. If it matters to your decision, check South Wales Police street-level crime data for the specific postcode, visit in the evening, and ask current residents rather than relying on a summary.
Purpose-built student accommodation in Cardiff
Larger operators active in the city include Unite Students, which runs several buildings including Tŷ Pont Haearn, alongside a number of independent city-centre developments.

What you get in PBSA: all-inclusive rent, on-site management, no guarantor requirement with most operators, and a contract that ends with the academic year. What you give up: kitchen space, floor area, and usually the option to leave early.
When to book
Cardiff is one of the better-supplied UK student markets, which is why it is one of the cheaper ones. Nationally, private PBSA occupancy fell to 85.4% for 2025/26, down 5.4% year on year against a pre-Covid norm of 95% to 98%, and operators have been using incentives to fill rooms.
Book early if you want a specific building, a studio, an accessible room, or a Cathays house with a group of friends. Shared houses in Cathays are the tightest part of this market and do get taken early, typically from January to April for the following September.
You can wait on PBSA more comfortably than guides written before 2026 suggest, particularly for standard ensuite rooms in the city centre.
Do not wait if you need a confirmed address for a visa application.

- Start with your university's accommodation service. Cardiff University and Cardiff Met halls are usually the cheapest all-inclusive option and they do fill
- Compare annual totals, not weekly rates
- For a private house, check the landlord or agent on Rent Smart Wales
- Ask for the written statement of your occupation contract, and read the notice terms
- For PBSA, ask what contract type they are issuing for 2026/27
- Get the visa-refusal cancellation clause in writing if you are an international student. Ask what proof is needed, what happens to the booking fee, and whether there is a deadline
- View in person or on video. Ask for photos of your actual room type
- Apply for your council tax exemption once you have an address
- Photograph everything at move-in, including existing damage
Getting around
Most student areas sit 5 to 25 minutes' walk from campus, which is Cardiff's real advantage over larger cities. Cardiff Bus offers student passes, Cardiff Central and Queen Street cover rail, and Nextbike docks are widespread. Many Cathays and Roath students never buy a travel pass at all. Check the walk from a specific address before you assume you need one.
