Cavendish Place is a private student residence on Wilmott Street, Manchester M15 6AS, operated by Host. It offers en-suite rooms in shared apartments of five or six, plus studios and one-bedroom flats, from around £227 per week with all bills included. Manchester Metropolitan University's All Saints Campus is a three-minute walk.
Before anything else: Cavendish Place is not Cavendish Hall. They are different buildings, run by different organisations, and students confuse them constantly.
Cavendish Place vs Cavendish Hall
This is the single most useful thing on this page, and nothing currently ranking for the term addresses it.
| . | Cavendish Place | Cavendish Hall |
| Run by | Host (private provider) | Manchester Metropolitan University |
| Booking | Directly with Host | Through MMU accommodation |
| Rooms | En-suite in flats of 5–6, plus studios and one-beds | Private rooms in flats of 4–13, shared showers and toilets |
| Bathrooms | Private en-suite | Shared, with a washbasin in each room |
| Beds | Doubles in studios | Single beds |
| Building | Modern private development | 1970s block, refurbished, teaching space on lower floors |
| Capacity | Private development | Around 205 students |
Cavendish Hall was built around 1973 as a six-storey building with teaching space on the ground, first and second floors and residential accommodation on floors three to six. It has been refurbished into cluster flats, but the fundamentals remain: single beds, shared bathrooms, washbasin in the room, and flats ranging from four to thirteen people sharing a kitchen.
That is a genuinely different product at a genuinely different price. MMU describes Cavendish as excellent value with kitchen and bathroom facilities shared between around thirteen students on average.
Neither is better. But if you booked Cavendish Place expecting the cheaper university option, or booked Cavendish Hall expecting an en-suite, you will be unhappy. Check which one you are looking at.
The rest of this page is about Cavendish Place, the private Host building.
Where is it?
Wilmott Street, M15 6AS, just off Cambridge Street, in the heart of Manchester's student quarter.
| Destination | Distance |
| MMU All Saints Campus | 3 minutes' walk |
| University of Manchester | A few minutes' walk |
| Manchester Oxford Road station | Short walk |
| SPAR convenience store | Next door |
| Asda | About 20 minutes' walk |
Being a few minutes from both MMU and the University of Manchester is the core of the offer. Manchester's two big universities sit along the Oxford Road corridor, and Cavendish Place is on it. Over 100,000 students study in the city, and this is roughly the middle of where they are.
Bus stops are on the corner and Oxford Road station handles rail. In practice you will walk almost everywhere that matters.
What rooms are available?
Three types, which is more range than most buildings offer.
En-suite rooms in shared apartments of five or six bedrooms. Each room has a private bathroom; the kitchen and living space are shared with your flatmates. This is the standard option and where most residents are.
Studios. Self-contained with a bedroom, private bathroom, living area and kitchenette in one space.
One-bedroom flats. A step up from a studio, with more defined separation between living and sleeping space.
Prices start from around £227 per week with all bills included. One listing platform has calculated Cavendish Place as priced roughly 20% below the Manchester average, which if accurate makes it a strong value proposition for a building this central.
Treat that comparison as indicative. Averages across a city with as much accommodation stock as Manchester are blunt instruments.
What's included and what the building has
- All bills included
- Free Wi-Fi and wired internet
- Outdoor garden space
- Undercover heated courtyard
- On-site staff with CCTV coverage
- Secure key card access
- Lift to all floors (Block A only)
- Wheelchair accessible rooms available
- Secure bicycle parking
- Laundry room with washing and drying facilities
Two things deserve a closer look.
The undercover heated courtyard. This is an unusually sensible piece of design for Manchester specifically. A city with that much rainfall makes ordinary outdoor space unusable for large parts of the year. A covered, heated outdoor area is somewhere you can actually sit in November, and residents use it.
The lift is Block A only. If mobility matters to you, or if you simply do not want to carry a term's worth of shopping up several flights, ask which block your room is in before you sign. This is the kind of detail that never appears in a booking summary and is very hard to change afterwards.
Wired internet alongside Wi-Fi is also worth noting. If you do anything bandwidth-sensitive, an ethernet port beats a shared wireless network.
The two booking guarantees
Host runs two promotions on this building that materially reduce your risk, and they are worth understanding properly rather than skimming.
No Place No Pay. Book a room now, and if you do not get the grades you need and no longer require the room, you do not pay.
No Visa No Pay. Book a room now, and if your visa to study in the UK is not approved and you no longer need the room, you do not pay.
These matter because the central tension in student accommodation is that the good rooms go early, but you cannot be certain of your place until August. These clauses let you book in January without gambling.
Terms and conditions apply to both, so read them on the provider's site rather than relying on a summary. But the existence of the guarantees is a genuine reason to book early rather than wait, and it is particularly significant for international students, for whom visa uncertainty is the single largest booking risk.
What do residents say?
Published reviews consistently pick out the same two things: the building is well organised and clean, and the staff are helpful and willing to assist.
One resident described it as very well-organised and clean with comfortable rooms and helpful staff. Others highlight the proximity to the city, the university and shops.
The on-site property team works 9am to 5pm Monday to Friday. That is normal for a private building, but worth knowing if you expect staffed reception at 9pm on a Sunday. CCTV and key card access run continuously; the team does not.
Who is it right for?
Good fit: MMU students, particularly at All Saints, University of Manchester students who want to be on the Oxford Road corridor, international students who benefit from the No Visa No Pay guarantee, and anyone who wants an en-suite in a central location without paying premium Manchester rates.
Less good fit: students who want a large-scale halls experience with hundreds of first years, and anyone who would struggle without a lift and might be placed outside Block A.
