Finding student accommodation in London comes down to six steps that, done in order, will give you a legitimate, affordable, suitable place within 4-8 weeks. Skipping steps or doing them in the wrong order is how students end up overpaying, scammed, or housed in the wrong area for their university.

Step 1: Confirm your university and start date

You can't seriously search for London student accommodation until you know:

  • Which university you'll attend (UCL? Imperial? LSE? Queen Mary? Goldsmiths? Westminster?)
  • Your start date (September intake, January intake, or rolling)
  • Your contract length need (40-week academic year, or 51-week full-year)

The Zone you should live in is determined entirely by your university. UCL students should look in Zone 1-2 (Bloomsbury, Camden, King's Cross).   • One or two student-housing aggregators (often with cashback or move-in offers)
  • Independent review sites (StudentCrowd is the strongest)

Aggregators sometimes show different prices than the operator's own site. The operator's site is usually authoritative; aggregators sometimes offer better incentives.

Step 5: Verify the property is legitimate

The single biggest risk in finding London student accommodation is scams. Verify before paying any money:

  • The property exists — check the address on Google Maps Street View
  • The operator is real — established operators have UK Companies House records and physical offices
  • The price is competitive — if the rate is dramatically below comparable properties, it's likely a scam
  • The booking process is documented — legitimate operators send formal booking confirmation emails
  • No request to pay via wire transfer, cryptocurrency, or unusual payment methods — these are red flags

Use UKAS-accredited student housing sites where possible. ANUK and the National Code of Standards for Larger Student Developments are useful accreditation marks.

Step 6: Book, sign and confirm

Once you've chosen:

  1. Take a virtual or in-person tour
  2. Confirm the lease length, total cost and what's included
  3. Confirm guarantor or alternative payment requirements
