A standard bedroom in Monash's own Clayton Residential Village costs $367.50 a week for the 2027 contract year. A studio at Spire Student Living, a private building a short drive from the Caulfield campus, starts at $550 a week. That gap, roughly $182 a week, is the single biggest fact in this decision, and it holds before you even get to contract length, application timing, or what each option actually includes.

This comparison sets Monash Residential Services against the nearest private purpose-built student accommodation (PBSA) options, using the operators' own published rates and terms where they are accessible, and clearly labelled secondary listings where they are not. Monash runs its own halls directly; no private PBSA tower sits immediately next to the Clayton campus itself, so most private comparisons near Clayton involve a commute, while Caulfield has at least one private option within a short drive.

The rest of this piece lays out rent, lease length, what's bundled into the price, and the application process side by side, then gives a straight recommendation for who should pick which.

What Monash Residential Services actually charges

Monash's own pricing page lists several room types at Clayton for the 2027 contract year. A standard bedroom in the Halls of Residence runs $367.50 a week, and the same room with a private bathroom costs $400.75 a week. One-bedroom flats with air conditioning go up to $435.05 or $443.80 a week depending on bed configuration, though the page flags these as extremely limited availability. Shared flats, where a student has a private bedroom inside a larger flat with flatmates, start at $355.95 a week, which is the cheapest option on the list.

A separate category, the Clayton Urban Community, offers self-contained studios at $429.80 a week. These sit above the standard hall rate but below the one-bedroom flats, and they trade shared bathroom facilities for full self-containment.

Every one of these rates includes electricity, gas, water, internet, laundry facilities, and a residential parking permit, and the rooms come furnished. That bundling matters when comparing to private buildings, where "bills included" sometimes excludes laundry or caps internet usage.

What the contract actually locks you into

Monash's contracts are not academic-year flexible. The Clayton Residential Village, covering the Halls of Residence and shared flats, runs a fixed 42 weeks from 15 February to 6 December 2027, at a total contract cost of $15,435.00 for a standard hall bedroom. The Urban Community studios run 48 weeks, from 13 January to 15 December 2027, at $20,630.40 in total.

A new building, Larkins Hall, is under construction and scheduled to open in semester two of 2027. Its contract will run from 9 July to 15 December 2027 at $11,037.60, reflecting the shorter half-year term, with pricing subject to change depending on construction progress.

Two details matter here. First, Monash sets these contract dates itself, and the university's own documentation states plainly that they are unrelated to teaching or exam timetables. A student who finishes exams in early November is still contracted, and billed, through early December. Second, invoices are issued monthly by email and are due by the end of that month, not paid as one lump sum upfront, which helps with cash flow planning compared to some private leases that ask for larger deposits at signing.

What private PBSA near Monash actually charges

No major private PBSA tower sits directly next to the Clayton campus. A check of nearby listings through the aggregator Casita found no Scape, Student One, Iglu, or Urbanest property within easy walking distance of Clayton; the closest options required anywhere from a 14-minute drive to well over an hour by public transport, with weekly rates ranging from roughly $229 (in Footscray, over an hour away) to $690 (in Southbank, also a long commute). That is a secondary-source, aggregator-level finding, not a confirmed exhaustive list, but it is consistent with Clayton's suburban location away from the inner-city PBSA cluster.

Caulfield fares better. Spire Student Living, at 60 Waverley Road in Malvern East, sits close to the Caulfield campus, variously listed as a two-minute drive or around 0.3 miles away on third-party listing pages. Its published Horizon Studio rooms run $550 a week, rising to $575 a week for a studio with a view, with Wi-Fi, water, electricity, and gas listed as included. A separate listing for the same address, viewed through a different aggregator, showed three-bedroom shared rooms at $330 a week and a two-bedroom shared room at $540 a week, so private PBSA pricing varies a good deal depending on whether a student takes a self-contained studio or a shared room in a larger apartment.

These figures come from AmberStudent and UniAcco, both third-party booking platforms rather than Spire's own site, so they should be treated as indicative and checked directly with the operator before booking.

Contract flexibility: the real point of difference

This is where private PBSA genuinely wins over Monash's own halls. The UniAcco listing for the Malvern East property showed two different contract lengths on offer for different room types: a 51-week term running from 25 October 2026 to 17 October 2027, and a 26-week term for the same room type running from 25 October 2026 to 25 April 2027. A student who only needs housing for one semester, or who wants to leave open the option of moving at the half-year mark, has that choice.

Monash does not offer that. Its Residential Village contract is 42 weeks in one block, and the Urban Community contract is 48 weeks in one block. There is no published half-year term for a standard hall room. A student doing a single exchange semester, or who is unsure whether they will stay in Melbourne past mid-year, faces a mismatch: either sign for the full term and potentially pay for weeks they will not use, or look outside the university system entirely.

Application process and timing

Monash's process runs on its own portal and its own calendar, tied to enrolment. Offers for on-campus accommodation are generally made alongside or after a course offer, and contract start dates are fixed by the university rather than negotiable around a student's actual arrival date. This suits a school-leaver moving straight from interstate or overseas who wants one deadline, one portal, and a guaranteed desk inside the Monash system.

Private PBSA bookings run on rolling availability rather than a single intake. A room can be booked, in principle, at almost any point in the year, with a start date set by the building rather than by semester dates. This suits a transfer student, a postgraduate starting mid-year, or anyone who missed the window for university housing and needs a bed closer to short notice. The tradeoff is less certainty: popular studios in a well-located building can sell out for a given start date well before move-in, so "flexible" does not always mean "available whenever you want it."

Who each option actually suits

A first-year domestic or international student moving to Melbourne for the first time, who wants a guaranteed room, bills bundled with no separate laundry charge, and a built-in social structure, is better served by Monash's own halls at $367.50 to $400.75 a week. The fixed 42-week contract is a real constraint, but for a student doing a standard two-semester academic year it is not a mismatch, and the price gap against private studios is large enough to matter over a full year.

A student who needs a short-term or off-cycle lease, wants a self-contained studio rather than a hall-style room, or is targeting the Caulfield campus specifically where the inner, private options are closer, is better served by a private PBSA building such as Spire. The rent is higher, by roughly 50 to 60 percent for a comparable studio against the hall rate, but the contract flexibility and self-containment can justify that for the right circumstances.

Anyone comparing Clayton options specifically should note that private PBSA simply is not close by in the way it is near the CBD campuses. A Clayton-based student choosing private accommodation is very likely choosing a longer commute as part of that decision, not just a different landlord.

Frequently asked questions

Is Monash accommodation cheaper than private PBSA? Yes, based on published 2027 rates. A standard Monash hall bedroom at Clayton is $367.50 a week, against $550 a week for a comparable studio at a private building near Caulfield. The gap narrows somewhat for shared private rooms, which can run closer to $330 a week in some listings, but a self-contained private studio is consistently more expensive than a Monash hall room.

How long is a Monash Residential Services contract? The Clayton Residential Village contract runs 42 weeks, from 15 February to 6 December 2027. The Clayton Urban Community studio contract runs 48 weeks, from 13 January to 15 December 2027. Neither is negotiable to a shorter single-semester term for a standard booking.

Can I get a shorter lease with private PBSA near Monash? Based on one listing checked for a Malvern East property near Caulfield, yes: a 26-week term was available alongside a 51-week term for the same room type. Availability and terms vary by building and by booking date, so this should be confirmed directly with the operator rather than assumed to apply everywhere.

Does Monash accommodation include bills? Yes. Monash's published rates include electricity, gas, water, internet, laundry facilities, and a residential parking permit, with furnished rooms as standard.

Is there private PBSA within walking distance of Monash Clayton? Not based on the listings checked. A check through the Casita aggregator found no major private PBSA brand immediately adjacent to Clayton; the nearest options involved a drive of 14 minutes or more, or over an hour by public transport. Caulfield has closer private options than Clayton does.

How do I apply for Monash on-campus accommodation? Applications go through Monash's own accommodation portal, generally timed around course enrolment, with contract start and end dates fixed by the university rather than set to match a student's personal arrival date or exam schedule.

What's the total cost difference over a full contract? A standard Monash hall bedroom costs $15,435.00 for its full 42-week contract. A private studio at $550 a week over a comparable period would run noticeably higher, since the weekly rate alone is already about 50 percent above the Monash rate before any extra fees are factored in.

Bottom line

Monash's own halls are the cheaper, more bundled, more structured option, and the fixed contract length is a reasonable fit for a student following a standard two-semester academic year, particularly a first-year student who wants certainty over flexibility. Private PBSA costs more per week but buys genuine contract flexibility, including shorter terms, and in some cases a self-contained studio instead of a shared-facility hall room. The choice narrows further by campus: Clayton has effectively no walkable private PBSA, so students fixed on that campus are choosing between on-campus Monash housing and a commute, while Caulfield students have a real private option close by if the price premium and shorter lease suit their situation.
