Subletting Policy
The tenant shall not assign or sublet the premises without the prior written approval of the residential lease provider. The tenant agrees that, in accordance with Section 83 of the Residential Tenancies Act 1997, the lease provider has the right to reasonably refuse consent to any proposed assignment or subletting of the premises. If the tenant assigns or sublets the premises without consent, the residential lease provider shall have the right to terminate this residential tenancy agreement. If the tenant requests to assign or sublet this residential tenancy agreement, the residential lease provider may grant consent on the basis that the new tenant enters into a new residential tenancy agreement with the residential lease provider at the then-prevailing market rent for the premises. Any rent discount provided to the tenant under the residential tenancy agreement is a personal concession to the tenant and cannot be transferred to an assignee or subtenant prior to the expiration of the fixed term of the tenancy.
