Cancellation of Residence Agreement Once the accommodation agreement ("Agreement") is signed, students must comply with the terms and conditions of the agreement. Although the terms of the agreement may vary among different states in Australia, students are required to pay rent during the term of the agreement. If the original student wishes to cancel the agreement with Iglu and they or Iglu find a substitute student to take over the remaining part of the agreement, the original student will no longer be required to comply with the terms of the agreement. This usually results in a cancellation management fee for 1-2 weeks of rent. If students meet the following conditions, they can also cancel the agreement for free as part of Iglu's "no visa, no admission, no payment" option: Unable to obtain an Australian visa Refused to enter the course he was originally scheduled to study in Australia. To exercise the "no visa, no admission, no payment" option, the cancellation request must: Attached with supporting documents Received 14 days before the start date of the student lease. Termination of the Agreement 1. Termination of fixed-term (≤ 3 years): Tenant's early termination: A "breach fee" shall be paid (based on the proportion of the remaining term: 4 weeks' rent if less than 25% of the term has passed, 3 weeks' rent if 25%-50% has passed, 2 weeks' rent if 50%-75% has passed, and 1 week's rent if ≥ 75% has passed); 2. Exemption circumstances: Damage to the property, landlord's breach of contract, tenant obtaining a social housing/nursing home place, domestic violence, etc. (see Article 107 of the Residential Tenancies Act 2010); 3. The landlord shall not claim compensation exceeding the above-mentioned breach fee (only "occupancy fees for the tenant's leftover items" may be additionally claimed). Termination notice period: 1. Fixed-term agreement: The landlord shall give 30 days' advance notice for termination, and the tenant shall give 14 days' advance notice (the effective date of the notice shall not be earlier than the end date of the fixed term); Periodic agreement (no fixed term): The landlord shall give 90 days' advance notice for termination, and the tenant shall give 21 days' advance notice. 2. Other reasons for termination: The property needs to be vacant for sale, breach of contract by one party, personal difficulties, damage to the property/uninhabitable/requisition (the agreement is "frustrated"), etc. (see the Residential Tenancies Act 2010). 3. Special agreement: This agreement shall not automatically convert to a periodic agreement upon the expiration of the fixed term. Room Inspection Requirements 1. After checking in, the apartment will provide an "Inventory Checking List" (homestays generally do not provide this, but you should still carefully inspect before check-in). You need to check for stains or damage on furniture, floors, etc., and sign to confirm. 2. Do not sign blindly. If any damage is found, note it in the list, inform the apartment, and it is recommended to take photos as evidence to avoid deposit disputes over repair costs for damages when moving out. VI.
