Acommodation generally accept reservations for annual plan renewals for the next academic year (which starts in mid-August of the same year) from early February to the end of March each year. You can make inquiries to our leasing consultants at any time and the staff of accommodation will reply from Monday to Friday, 10am to 6pm, closed on public holidays.

The security deposit will be refunded with interest-free within 25 working days in your bank account after checking out, provided that there is no 1) damage in the room facilities including but not limited to wall, furniture and electronic appliances. 2) garbage cleaning fee 3) outstanding payment. In case that there is such fee incurred, we will deduct the outstanding amount before the refund. Please note that if the bank account is outside Hong Kong, the tenant needs to pay attention and bear all bank charges.

In any situation where a tenant requests a room change, the application must be approved by the apartment management. For the avoidance of doubt, the apartment management holds the final decision-making authority regarding room allocations within the building, and this decision is binding on the tenant. If the tenant's room change application is accepted, an administrative fee of HKD 3,000 must be paid immediately by the tenant to the apartment management. The room change is limited to the same or a lower category of accommodation, and if the tenant wishes to upgrade to a higher category, the difference in cost must be paid.

Subletting is not allowed.

1. This is a one-academic-year fixed term agreement and no early termination of the agreement is accepted. However, if you check out early, you can get your deposit back in advance. The room fee is calculated based on one academic year, and remaining part of the room fee will not be refunded if you check out early. 2. 1.The room is equipped with a bed with a mattress. You need to bring your other bedding (such as the bed sheet, pillow, pillowcase, quilt and quilt cover). We do not provide hair dryer, towel, slippers and toothbrush, you can buy them at the home furnishing stores nearby. The shared kitchen only has stoves (induction cookers, microwave ovens, ovens). Guests need to prepare other kitchenware (such as soup pots, pans) and kitchen utensils. You can buy them at homeware stores nearby. 2. Our check-in time is from 9:00am to 5:00pm daily. Please inform our operation team about your arrival date and time at operation@sunnyhouse.hk . We will make the note for you. 3. You need to provide your passport or Mainland ID card or Hong Kong ID card to verify your identity. An on-site staff member will take you on a tour of the building's shared facilities and check the room's equipment. A checklist will be prepared before handover to ensure everything is in order. 4. You may check whether your key card, room lights, electrical appliances and sockets are working properly. You can also walk around with your roommates to understand the surrounding environment.

1. You must check out your room at or before 12:00noon on the agreement end date (usually 31 July 2025). 2. Before checking out, tenants are required to restore the original settings of the room, move out personal belongings and collect trash. We will check the room (including walls, furniture, appliances, etc.) before check-out. If there is any damage or loss, part of the tenant's deposit will be deducted. Any personal items left in the room or shared facilities will be treated as abandoned without prior notice. All garbage disposal fees, cleaning fees and fees for picking up leftover items will be borne by the tenants. In addition, any relevant fees that the tenant has not yet paid during the agreement period will also be directly deducted from the deposit. If the room is in good condition, your deposit will be returned to you without interest within one month after returning the room. Please note that if the deposit needs to be returned to an account outside Hong Kong, the tenant must bear the handling fees incurred by the bank or payment system.
