I. Cooling-off period Cooling-off period: 7 days after signing the contract. Cooling-off period: You can cancel the subscription and refund the deposit. Outside the cooling-off period: NVNP NPNP and subletting are acceptable. II. Original unsubscribe policy 1.Initial Cancellation Period You can cancel your booking up to 7 days after you accept your offer or pay your deposit, providing you have not already moved in to the property and the apartment will refund your security deposit in full. Deposits will normally be refunde d within 28 working days of cancellation, however the legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme’s processing period and your deposit refund will come directly from t hem – you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, then the apartment is unable to influence their processing time. 2.Out of Initial Cancellation Period If you cancel your booking after the 7 day Initial Cancellation Period, you will remain liable for the weekly rent (for each and every week or part week) until the apartment is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £50 var iation of contract fee which they will recover by retaining part or all of your deposit. If you have paid a lower deposit amount, that’s the amount that will be retained. 1. Initial cancellation period If you haven't checked in yet, you can cancel your reservation within 7 days after accepting the contract or paying the deposit, and the apartment will refund your deposit in full. The deposit will usually be refunded within 28 working days after cancellation, but the legal obligation of the apartment as the landlord needs to ensure the safety of all deposits through a third-party agency. If your deposit has been sent to a third party when you cancel the reservation, it may take up to 60 days for your refund due to the processing cycle, and your deposit refund will be obtained directly from them. If the deposit has been sent to a third party, the apartment cannot affect their processing time. 2. If you cancel your reservation after the initial cancellation period of 7 days. You will continue to bear the weekly rent (weekly or semi-weekly) until the apartment can be subletted. If the sublease is successful, the apartment will terminate your agreement after you pay the contract fee of 50 pounds. The apartment will recover the cost by keeping part or all of the deposit. If you pay a lower deposit amount, it will be deducted in full. III. Circumstances that can be exempted from subscription 1. The user's visa is rejected: it will be provided to the apartment for review within 7 days after receiving the visa rejection letter. 2. Not getting the school offer: the result is not up to standard or the offer is rejected. Within 3 working days after receiving the result, provide a written rejection letter from the university or UCAS or a screenshot of UCAS status+language score (applicable to freshmen). 3. Time-limited exemption unsubscribe: 7-day cooling-off period
