Cancellation policy If the Residence accepts your booking request, an accommodation offer will be sent to you. You will need to accept the accommodation offer online to confirm your booking. The Residence reserves the right to withdraw the offer of accommodation at any time before you accept it on the website. Please note that if you do not confirm your booking within 10 days of receipt, the offer of accommodation will automatically expire. You can accept the accommodation offer from the Apartment Provider and confirm the booking in the following ways: - logging into your account on the website - Providing details of your guarantor (if applicable); - providing proof of identity and any further information that the Apartment Provider may require from you; reading and signing your Tenancy Agreement. Your booking will be confirmed by the Apartment Owner when you sign the Rental Agreement. You acknowledge and agree that once you have signed the Rental Agreement you will not have the right to cancel and will be liable to pay the full amount of the Rent and any associated costs relating to the Accommodation for the duration of the Rental Period. Post Occupancy: If for any reason you decide to leave during the term of the contract, the apartment party may allow you to cancel the contract only if these conditions are met: 1. you need the written consent of the Apartment Provider to assign or sublet the tenancy to any other person, as set out in clause 7.1(n) of the Tenancy Agreement. 2. you will need to find a suitable replacement to sign a new lease for the remainder of your term. This person must be at least 18 years of age and a full time student at a university in the vicinity of the accommodation; enter into a tenancy agreement with the Apartment Provider and pay all monies remaining therein; and provide a guarantor, where reasonable, who accepts the terms and conditions set out in the tenancy agreement. 3. you will be required to pay an administration fee of £50. The Apartment Provider cannot refund you until a replacement has taken over your tenancy, signed the tenancy agreement, made payments and moved in. If you are unable to find someone to take over your tenancy, you will be responsible for paying the full rent until the end of your tenancy. Failure to Receive an Offer from the University If you are a first year undergraduate student and your offer of admission to your first choice university is rejected, the apartment party may terminate your lease if you find a suitable replacement to sign a new lease for the remainder of your lease term. This person must: be at least 18 years of age and enrolled as a full-time student at a university in the vicinity of the apartment; enter into a lease agreement with the apartment and make all payments due thereunder; and provide a guarantor, if reasonably available, who accepts the terms and conditions set forth in the lease agreement; and that you provide a written letter of rejection from the university of choice; and that you can provide a copy of the acceptance letter from the new university. *Subjective change of school or apartment Need to contact the apartment to confirm if it can be processed *Policies change in real time, please refer to the lease agreement
