My stay at Penworks House near Birmingham City Centre was a mix of positives and a few important areas that could be improved. The main issue was the room temperature on my first day this was 8th of July. The room was extremely hot and almost impossible to sleep in. The building has no air conditioning or effective ventilation, so warm air becomes trapped inside and remains there throughout the day and night. Even when the outdoor temperature became cooler, the inside of the building stayed noticeably warmer, making it difficult to rest comfortably. On the positive side, the staff were excellent. Everyone I dealt with was polite, friendly, and genuinely willing to help. I would especially like to thank the housekeeping team, who were exceptionally kind and supportive throughout my stay. One area that I believe could be improved is the management company that operates between the accommodation and Booking.com. Some of their policies seemed unreasonable. For example, the late check-out fees were higher than the cost of booking an additional night's stay, which was surprising. In addition, the replacement charge for a lost key card was around £60, even though it is a standard magnetic plastic key card that can easily be deactivated and replaced at a much lower cost. These charges felt unnecessarily high and could leave guests with a negative impression. I would also like to thank Booking.com for their excellent customer service. Their support team was responsive, professional, and genuinely concerned about ensuring that my stay was as comfortable as possible. I truly appreciate their efforts and commitment to customer satisfaction. Overall, despite the ventilation issue and some management policies that could be reconsidered, the helpful staff and the convenient location made my stay a positive experience. With improvements to ventilation and a review of some additional charges, this accommodation could provide an even better experience for future guests.

I stayed at this accommodation for a year and could not have a more horrible experience. The staff are downright racist,rude and absolutely donot care about their students. They barge into your rooms and expect you to be ok with surprise inspections and coming in without prior information whether it is early in the morning or late at night . Any issue you’d face with repairs or maintenance you gotta wait a minimum week and somehow it will still be your fault before they choose to comply and call maintenance for you . The staff are horribly rude and incompetent and kick people out when they want to . They will not care about you or want you to continue your tenancy there because they could care less. Donot recommend whatsoever if I could give this place zero stars I would. Did I mention that when you’re off on holiday and you mentioned it to them in whatever way it was the maintenance team would enter the rooms. I left on holiday came back to my room being used with skid marks on the toilet and piss that wasn’t flushed away for days , the entire room stank of piss for days and somehow it was my fault because they insisted it was my roommates when I don’t know my roommates and neither have they ever made way into my room and was asked to leave the accom when I was away on holiday so none of their excuses made sense. Would not recommend.

I did not stay at this property, so I cannot comment on the accommodation itself or the condition of the room. My review relates solely to my booking and cancellation experience. Shortly after making my reservation, I became concerned after reading a number of guest reviews mentioning cleanliness and maintenance issues. Because I have previously experienced allergic-type reactions while staying in poorly maintained rented accommodation, I took these concerns seriously and requested cancellation before check-in and before using any accommodation services. I raised my concerns promptly, only a few hours after booking, and explained that I was trying to prevent potential health issues rather than deal with them after they occurred. Despite this, my cancellation request was declined and the non-refundable policy was applied. I am particularly disappointed that I was effectively left with a choice between proceeding with a stay despite my concerns or accepting a significant financial loss. I do not believe customers should feel pressured to use accommodation when they have genuine concerns about potential health impacts. In my view, greater flexibility could have been shown given that the request was made shortly after booking and before any stay took place. I was also disappointed that the outcome did not appear to take sufficient account of the fact that the accommodation was never used. My review is based solely on my experience with the booking, cancellation request, and customer service process.
