NO VISA DENIED VISA CANCELLATION – if you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent to us within 72 hours of the letter/correspondence date. These document(s) must be received by us within 72 hours from the date you receive this correspondence from the VISA control authority. Please email the documentation to the email address for the residence you have made a booking at, which can be found within your booking confirmation email. On receipt of the required documentation it will be verified and, provided Property Supplier are satisfied, Property Supplier will cancel your agreement and refund any deposit or advance rent paid in full.

NO PLACE, NO PAY! - (applicable to first year, postgraduate & rebooking students only) If you are a prospective first year undergraduate student, postgraduate or a rebooking student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of: A written rejection letter from your chosen university/college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or A copy of the proof of acceptance of your new university by UCAS adjustment. These document(s) must be received by us within 72 hours from the date your results are published. Please email the documentation to the email address for the residence you have made a booking at, which can be found within your booking confirmation email. On receipt of the required documentation it will be verified and, provided Property Supplier are satisfied, Property Supplier will cancel your agreement and refund any advance rent paid.

Once your tenancy agreement has been countersigned by Property Supplier and your booking is complete, you will have a five day ‘cooling off’ period. So, if circumstances change, you can cancel your booking if you have not moved into your accommodation. From 1st August, the ‘cooling off’ period changes to two days after your tenancy agreement has been countersigned.

Cancellation Policy Once your tenancy agreement has been countersigned by Property Supplier and your booking is complete, you will have a five day ‘cooling off’ period. If you fail to get your place at University or if you fail to obtain the required visa, you may cancel your booking outside of the cooling off period. You must provide written notice and the required evidence (UCAS Notification) to your residence team within 72 hours of receiving it. Please refer to No VISA , No Place No Pay Cancellation Policies for further details. You may also be able to transfer your obligations to someone else if you find a replacement tenant who’s eligible to live in the property. Property Supplier’ll need to run some checks to confirm their eligibility, but once everything’s in order, they’ll take over the tenancy agreement. While we love pets, we regret to inform you that pets are not allowed in the accommodation area, unless they are registered service animals.
Our room is unfurnished, and you can arrange it according to your needs. If you need bedding or kitchen supplies, we partner with unikitout.com, where you can purchase what you need directly for home delivery. Use the code NOW10 to enjoy a 10% discount.
You can invite friends to stay over, but each resident can only have one overnight guest at a time, and they cannot stay for more than two consecutive nights. These activities should not disturb or interfere with other residents.
When you arrive, we will ensure that your student room and shared areas are spotless. After that, the cleaning will be your responsibility. If you need any assistance, please feel free to contact the accommodation team.
