Usually, we release exclusive rebooker rates before we launch prices on our website, and if you rebook within the exclusive rebooker window, you’ll likely pay our lowest possible prices. Don’t worry about missing out, we will send you reminders closer to the time.
It is possible but it depends on each site. We would advise you to check with the site team before you make any arrangements.
If for any reason you decide to leave during your contracted term or decide to cancel after you have signed your tenancy agreement, we might be able to release you from your tenancy – we’re only able to do this if the following conditions are met: You agree not to transfer or sub-let the tenancy to anyone else without our written consent, as in point 7.1(n) of the tenancy agreement. You find a suitable replacement to take a new tenancy agreement for the rest of your tenancy – we call this a tenancy takeover. You pay a £50 administration fee. Note – we can’t refund you until the student replacing you has taken over your room’s contract, signed the tenancy agreement, paid, and moved in. If you can’t find someone to take over your tenancy, you’ll be responsible for paying the full rent until the end of your tenancy agreement.
you can cancel your tenancy after moving in. However, it’s important to note that our cancellation policy will apply in such cases. We recommend that you review the specific terms and conditions outlined in our cancellation policy to understand any potential fees, notice periods, or other stipulations that may affect your decision.

You’ll find your check in date on the front page of your tenancy document. It’s under ‘start date’. You can arrive on your check in date, and if you’re likely to move in after your check in date, we ask that you let us know, so that we can make sure you receive the full Hello Student welcome when you do move in. Arriving on the day? We’ll give you a time slot to help you avoid traffic and make sure your check in experience is as seamless as possible. Driving? We recommend checking out the area beforehand and making sure you know where to park. Coming in by train or plane? Book your taxi in advance if you can or ask your accommodation manager to do it for you. Our team will be here to help you move in, unload stuff, give you your keys, show you around and take you to your room.
You’ll have to move out by the end of your tenancy – you can see when that is on your tenancy document. If you want to move out earlier, you can arrange that with your Accommodation Manager. At the end of the academic year, we’ll let you know when you’ll be expected to move out and exactly what you’ll need to do. Before you go, your Accommodation Manager will make an appointment to inspect your room, this is to make sure that your room is left exactly how it was when you moved in.
