The rooms were clean and comfortable, and the overall environment was safe and student-friendly. The staff were helpful and supportive whenever needed. The facilities were well maintained, and it was a convenient place to stay while focusing on studies. I would recommend this dormitory to students looking for a comfortable and secure place to stay.

Budget friendly and very convenient accommodation and the best thing is staff is very helpful...if you are new to London and looking for safe accommodation I will recommend Arcade because of location as well as the atmosphere here is very friendly.

I have tried to make this a fair and accurate representation of what I, my flatmates and other residents experienced while living here. There were genuine positives, but also serious problems that prospective residents should know about. I would recommend reading the reviews with some caution. During my time here, I became aware of incentives or rewards given for positive reviews, while some negative reviews appeared to be reported or flagged. I cannot speak for every review, but I think this is relevant when considering the overall rating. There are genuine positives. Booking was easy, the pricing was reasonable for such a central location, and the area is excellent for transport, shopping and amenities. The rooms are nice, we felt safe, some staff were lovely, there were enjoyable events, and other residents were respectful of noise. Unfortunately, our experience of maintenance and management was poor. The biggest issue was our kitchen sink. It was already blocked when we moved in and remained effectively unusable for almost the entire year. We were extremely careful because of the existing problem, yet were blamed for putting oil or food down the drain, which we were not doing. Rather than the problem being fixed, we were threatened with financial penalties. At one point, photographs were presented to us and the council as evidence that food had been put into the drain, although the kitchen shown was a different colour from ours. It was also suggested that we had been drinking and vomiting into the sink, despite being an older group of students who rarely drank. For almost the entire academic year, we could not properly use the sink. We regularly had to wash dishes using a bucket or in the shower. Water could remain stagnant for long periods and, on multiple occasions, flooded into our corridor. It was never properly resolved. People also entered our shared flat without notice several times, including staff, cleaners and contractors. On one occasion, a cleaner was still inside our flat at around 10pm. There often seemed to be a pattern of responsibility somehow being placed back onto residents rather than problems being addressed. The laundry facilities and lifts also experienced long breakdowns, sometimes with little communication about repairs, which was difficult on higher floors. Some staff were excellent, but others were the complete opposite. One member of night staff regularly vaped at reception and could be rude and, in my view, intimidating, especially towards female residents. On one occasion, this member of staff attempted to enter my flatmate's room at around 4am, which made her very uncomfortable. One member of daytime staff could also be rude and condescending. Security was another concern. There were multiple bicycle thefts from the bike storage area, and residents did not always find management particularly cooperative. There was also a significant rodent problem, with sightings or reports on multiple floors. Keeping the flat clean was also difficult because 72 flats shared just one hoover and one mop, and there was no iron or kettle provided either. We could not identify current PAT testing labels on the electrical equipment we checked. I cannot independently verify the testing history, but I would have expected this to be clearly documented as legally required. Towards the end of the year, substantial renovation work meant many workers were regularly in the lobby and the lifts were frequently used for the works, adding to existing problems. Overall, the building has genuine strengths, especially its location, rooms, events and some excellent staff. Unfortunately, the maintenance problems, repeated entry without notice, poor communication, unreliable facilities, security concerns and behaviour of certain staff meant our experience was far worse than it needed to be. The most disappointing part was not simply that problems occurred, but how they were handled. Too often, residents raising legitimate concerns were made to feel responsible rather than listened to and helped.
