Albany House

❌Tenants, please AVOID this building — especially lower ground flat LG04. As a former tenant who just moved out, I suffered a lot from persistent leaks in LG04, which is one of the worst-affected flats in Albany House. The building has extremely poor plumbing — leaks came from multiple flats above (including their toilets, showers, kitchens, and dishwashers etc). Maintenance was handled badly. I endured over a year of ongoing leaks without a proper resolution. The parties involved — Life Residential’s maintenance team (agent), the landlord of LG04, and the Albany House management (except the caretaker) — were very unhelpful, often downplaying the issue (e.g. calling a “severe leak” a “drip”) and passing responsibility back and forth. This procrastination turned a small, fixable problem into an unbearable disaster. Even after moving out, I am still fighting for my rights and awaiting compensation, with NO response from Albany House. In summary, if you are considering renting here, especially a lower ground property — RUN! Spare yourself from the stress, damage, and neglect I experienced. I hope this review could help.

Good student accommodation for university

I stayed here for a year in 2014-15. Back then it was called Albany House & there was a good management. My room was small but had a great view on the top floor. Its location is superb, 2-3 minutes walk from the Brunswick Centre where there are shops, restaurants and cafés, most importantly a huge Waitrose supermarket. Short walking distance to Russell Square Metro Station. Not far from Holborn, the British Museums and universities.

Very negative review A decidedly negative experience and, above all, a completely unsatisfactory value for money. The main issue was the host and the checkout process. The instructions provided were unclear: they specified that late checkouts require a request and that additional charges may apply. I never requested a late checkout and left the room about 20 minutes after the scheduled time, yet I was still charged an additional £15. I find this amount completely disproportionate to the delay, and, more importantly, I don't think the conditions were explained clearly enough to justify such a request. The directions to the property and the entrance were also unclear, and I had difficulty locating the front door. Once inside, the first thing we noticed was an extremely unpleasant sewage/drain smell in the common areas. The room also had several issues: it was poorly soundproofed, so noise and shouting from outside could be clearly heard in the evening. There was no air conditioning, and the room was very hot, making it difficult to sleep. The mattress was completely sagging and uncomfortable. The towel management was also disappointing: there were no face towels, and the ones provided weren't particularly clean. The toilet paper roll was already half-full and, during our stay, it ran out completely. It was impossible to get a replacement, especially since there was no one to easily contact. Furthermore, even simple bottles of water weren't provided upon arrival, which would have been appreciated considering the trip and the price paid. Finally, the check-out process was less than transparent. We weren't clearly informed that someone would be waiting for us outside. When we left, there was no one there, and we were later told that the cleaning staff had already left. Overall, the price paid was significantly too high for the quality of the service and room offered. The numerous problems, combined with the host's lack of clarity, made the stay much less pleasant than we expected. I do not recommend this property, and considering the value for money, I would definitely choose another accommodation.
