avoid buying or renting here. the developer Mount Anvil turned this place into a kids playing area so it's crazy loud non-stop so forget about peace and quiet. loads of people tresspassing, dirty, poorly maintained and Concierge doesn't do anything about it
not safe, random people walk in the building and estate. also residents are disrespectful to neighbors by throwing parties all the time, having dogs back at inappropriate hours and other such acts
I have been living here for 1,5 years and I'm sick and tired of all that idiotic management all the time. Parcels are missing all the time and concierges try to make it look like it's your responsibility often; Fobs for the gym/garbage room are broken for the 3rd time in 3 last months; The pool, sauna and hammam area is almost always broken and you can't use it; There's still no cinema room and it was promised a year ago; I'm not sure if our building has a contract with the city for the garbage disposal (it often smells and there are insects) The management company seems incapable of managing anything. Renting here was a huge mistake and a waste of money.
I feel compelled to share my experience living at Royal Eden Docks, managed by Y&Y Management and Mount Anvil. One of the primary issues lies with the concierge team, particularly Nick Mangan. There have been frequent occurrences of derogatory and insulting remarks made about residents. I have personally witnessed Nick Mangan displaying unprofessional behaviour, such as rolling his eyes at a resident's back. He also used offensive language, calling a female resident a "crazy woman." Additionally, the concierge team often shares residents' personal details and incidents with third parties, specifically with Harry Bilbao, the self-appointed leader of the 'Royal Eden Docks Appreciation Society.' This is a clear breach of privacy, exemplified by disclosing one household's emergency services callout for a serious crime. Such inappropriate information sharing compromises residents' safety and trust in the management team. The living environment is also problematic. The construction works were highly disruptive, especially for those sensitive to noise stimuli. In Alder House, parents often leave their children unattended on balconies, posing significant health and safety risks. This negligence is concerning, given the tragic incidents involving children on balconies in the area. There are also significant access issues throughout the development. Poor or nonexistent signage makes it difficult for visitors and delivery workers to find buildings, leading to confusion and delays. Long-term issues with the collection of general and recycling waste are prevalent due to inadequate planning by Mount Anvil, Y&Y Management, and Newham Council. Compounding these problems is the disgusting and inconsiderate disposal of waste by some residents. There have been instances of bags of faeces being dumped on the floor and many residents failing to break down large cardboard boxes before disposing of them in the recycling containers. These practices exacerbate the already strained waste management system. The Royal Eden Docks Appreciation Society's WhatsApp group chats were plagued by bullying, harassment, and general toxicity. Harry Bilbao, the leader, failed to manage escalating arguments and seemed to enjoy the drama. This behaviour, along with that of other immature participants, created a hostile environment. In June 2024, Harry Bilbao implied he would perform physical attacks or defence, which he called "Muay That," referring to his private weapons training, against parents of misbehaving children. In July 2024, he posted numerous messages about how he thought a lone woman in the gym kept intentionally bending over and exposing herself for his gaze. He made bad faith arguments criticising female sportswear and described the women challenging his arguments as stupid. An even more troubling concern is Harry Bilbao's pattern of photographing adults and children in the Eden House leisure facilities without their consent. Eden House is not a public space, and photographing residents, especially children, without permission is unacceptable. Ironically, when another resident reported in July 2024 that someone had been photographing her children, Harry Bilbao expressed that such behaviour was inappropriate. Overall, we are relieved that we did not purchase a home in this development. We hope the ongoing issues are resolved for the sake of the decent people living here. Y&Y Management needs to address the behaviour of their concierge staff. Harry Bilbao must stop photographing residents, particularly children, in the swimming pool area without their consent.
One of the worst buildings I lived in. Full of welfare residents, worrying incidents and Y&Y who manage this building are really bad
