As a thank you for your continued loyalty, we provide the best offers to our to our in-room residents wishing to book again for the following year. Your booking fee is non-refundable (except in the limited circumstances listed in the booking terms & conditions). The booking fee is treated as payment towards your first payment of rent and will be credited to your first rent installation.
Yes, you can specify where you would like your room to be – from those which are still available – at the time you book. The online booking system will show the gender of those who have already booked a room in your chosen flat, if this information is available. If you want to make a group booking with people you already know, the group booking procedure will help you do this.
If you want to downgrade your room, you can do so up until 31st July (subject to room availability). On or after this date, you won’t be able to downgrade your room type. If you want to upgrade your room or move to a different room which is the same type as your original choice, you can do so free of charge up until the Tenancy Start Date (subject to room availability). Room moves after your Tenancy Start Date will be managed based on availability. An administration fee of £50 will be charged for the variation to the Tenancy Agreement.
You cannot sublet. If you do find yourself needing to move out for any reason, your site team can advise you on making arrangements to find a replacement tenant.
If you need to leave iQ, you’ll need to find another student to take over your tenancy for the remainder of your contract. A tenancy takeover is only possible for contracts that are over 16 weeks, past the first month, and before the last two months of the contract end date. Before you can start setting up a replacement, you’ve got to pay any remaining rent you owe. A cancellation fee will be charged, equal to your booking fee or one weeks’ rent. Other charges may be added. Once you find a replacement, we’ll need some details before we can set up a contract. Until the new tenant completes their booking, makes payment and collects their keys, you’ll still be liable.
No smoking
You will need to complete the check-in process using the IQ app, so please download that from the App store or Google play if you haven't done it before check-in. When you have completed the check-in process, you will receive your Fastpass. Just have your Fastpass ready to show to the staff on arrival, and you will receive your keys and be in your room in no time.
There are some key things you will need to do before you pack up and leave your iQ home. On your last day, you must: • Vacate your room by 10am. • Return all keys, cards and fobs to Reception. • Make sure your room is clear of all your possessions. • Make sure your room is clean before you leave or there may be a cost for cleaning. • Remove any bikes (bikes left on site following the end of tenancy will be donated to charity). Arrange redirection of your mail. We won’t forward on post after you have left, any post will be returned to sender.
