26/27AY Cancellation Policy Unless you have booked a Clearing Room (see special cancellation terms for Clearing Rooms below) you can cancel free of charge if you are within your cooling off period; 1. Cooling-off period Your cooling off period is 5 days(120 hours) from the date of booking, for bookings made before 27th May 2026, and 48 hours for bookings made on or after 27th May 2026. 2. You can also cancel free of charge under the following additional policies: 2.1【No Place, No Pay】 If you are declined a place to study at a university located in the same city as your accommodation booked, you may cancel and obtain a full refund, provided: · You notify Property Supplier in writing within 48 hours of finding out your place has been declined and provide evidence to Property Supplier reasonable satisfaction. ·The decline is due to not meeting the academic requirements and not for other reasons such as academic or other misconduct, financial issues, withdrawal, or your place being revoked. ·You completed all necessary steps required by your university to process your application on time. ·The Occupation Period outlined in your License Agreement has not yet begun, and you have not already moved into the accommodation. If you intend to appeal the university's decision, you must immediately notify Property Supplier. Property Supplier will confirm whether you continue to qualify for this policy during and after your appeal. 2.2【No Visa, No Pay】 If you are declined a visa to study in the UK by UK Visas and Immigration, you may cancel and obtain a full refund, provided: ·You notify us in writing by 16th August 2026 and provide evidence of the visa rejection to our reasonable satisfaction. ·The decline is not due to failing to complete the necessary steps required by UKVI to process your visa application. ·Your university was able to issue a CAS Number, and the visa rejection was not caused by you failing to complete your application to study. Under No Place, No Pay&No Visa, No Pay additional cancellation policies: 1. You must supply suitable proof to Property Supplier in writing within 48 hours of being made aware of the change in circumstances and Property Supplier may request additional information to support your cancellation request to satisfy ourselves of the circumstances of your request. 2. You have not submitted a cancellation request before (throughout the duration of this Licence Agreement) that Property Supplier have declined for any reason. 4. the Occupation Period stated in the Accommodation Agreement has not yet begun, or you have not already commenced occupation of the Accommodation at the time any of these circumstances may apply. If at any point you have checked in to your Accommodation, you are unable to cancel your Agreement free of charge and must find a replacement student. Should you need to make a request to cancel your accommodation under any of the above policies, you should send your request in writing (with supporting evidence attached) to customerengagement@vitastudent.com (customerengagement@houseofsocial.com). Once you have booked and your cooling period has elapsed, you are bound into a legal license agreement which requires you to pay for the full period of the license agreement. Property Supplier suggest if you are unsure about exam results, receiving your visa or other condition on you attending University that you contact Property Supplier. If your cancellation request is accepted for one of the above reasons, any Advance License Fee Payment will be fully refunded to the account from which it was paid. 3. Can I leave early and get the remainder of my license fee back? Unfortunately, you are committed under the license period to pay the full license fee. Property Supplier may have a waiting list of people that would like to take over your booking which would then relinquish you from your contract. Property Supplier cannot refund your license fee until a replacement is found to Take over your booking. 4. If you are aware at the time you enter into an Accommodation Agreement with Property Supplier that you will not be a student in education for the Occupation Period, you will not be allowed to commence occupation at the Accommodation but will remain fully liable for the full Accommodation Fee.
