St Giles Studios, Durham | Reviews

"I had a very good experience living at St Giles Studios. The studio is comfortable, well-equipped and conveniently located for students. The staff are friendly, helpful and responsive whenever I have questions or need support. Maintenance issues are also handled in a professional way. Overall, it is a safe and convenient place to live, and I would recommend it to other students looking for accommodation in Durham. Andrew Mckinlay, 2026-06, 5 stars"

"I’ve lived here for the entire duration of my PhD and I can say that the property is well managed, quite responsive and clean (easy also to clean!). All appliances are new and whenever there’s an issue the team in site is helpful. I booked the most spacious room they have, which according to my budget was the best value for money. However, even smaller rooms are good and don’t feel claustrophobic, but rather the contrary. In addition, the communal areas are quite clean, as students usually clean after themselves and the team makes sure that they do so. These communal areas are great if you want to host a party--a thing I did a several times, as it was very convenient and easy to do through the app. 2026-03, 5 stars"

Highlights

Who this accommodation works well for

Students who want a compact, self-contained living space within easy reach of Durham University (about 1.4 km away; roughly a 15-minute walk, 5 minutes by bike, or about 10 minutes by public transport). Those who value all-inclusive utility costs, a private bathroom and kitchen, and a ready-made study space in a modern setting. Students who appreciate a quiet, secure building with on-site staff and a community feel, plus convenient access to shops and bus routes.

Who is likely to struggle

Students who prioritize on-site fitness facilities, given there is no gym on site. Those who want guaranteed hot water every day (hot water outages have been reported during the first term in some cases). Anyone seeking a deposit amount or detailed cancellation terms up front, as some financial details aren’t specified in the available data.

Key strengths

Proximity to Durham University and city center, with multiple shopping options right on the doorstep (Sainsbury’s Local literally nearby; Tesco Extra within walking distance; regular bus routes just outside). Modern, well-equipped studio options with private bathrooms, private kitchens, and a comfortable study space; rent includes contents insurance and all utility bills. Strong on-site management presence, responsive maintenance, secure access (CCTV, alarm, gated community), and an active, welcoming resident community.

Key risks or trade-offs

No on-site gym and occasional hot water interruptions reported in early terms. Transparency gaps around deposits, exact cancellation policy details beyond a short free-cancellation window, and some finer tenancy terms. The building’s focus is student living; it is not marketed as luxury accommodation, so expectations should align with mid-market student halls.

Contract Risks

Contract length: 51-week tenancy is the standard offering for many room types. Cooling-off clarity: A free cancellation option exists up to 7 days after booking if a visa isn’t secured or a university offer isn’t received; further cancellation details are not specified in the provided data. Guarantor expectations: No information provided in the data. Exit implications: No explicit details provided in the data. Deposit and payment terms: Deposit information is not specified in the data; payment options are not specified either.

Final Verdict

Balanced assessment and conditional guidance

St Giles Studios Durham presents a strong, student-friendly option for those prioritizing location, practicality, and a supportive on-site experience. The accommodation offers private, self-contained studios with private bathrooms and kitchens, plus all bills included and contents insurance. Access to campus, supermarkets, buses, and the city center is clear and straightforward, and reviews repeatedly highlight friendly staff, responsive maintenance, and quiet, comfortable living spaces. However, the absence of an on-site gym is a meaningful trade-off for fitness-focused students, and there have been reports of hot water outages during the first term. See the fixed trust line above for the commitment to evidence-based evaluation.

If your priorities align with proximity to Durham University, transparent-feel living with all-inclusive costs, and a sociable but calm community, St Giles Studios Durham is worth considering. If a gym, iron-clad certainty on hot water, or fully transparent deposit and cancellation policies are must-haves, you may want to compare other Durham university accommodation options or ask for current commitments and service-level details before deciding.
