The Tannery, Leicester Reviews

Who this accommodation works well for

Students who want a central Leicester base with strong on-site facilities (high-speed Wi‑Fi, gym, cinema, study rooms, social spaces) and easy access to nearby universities.

Who is likely to struggle

Students who need very large rooms or a guarantee of spotless cleanliness, or who prefer minimal nightlife noise.

Key strengths

Comprehensive amenity set (studying spaces, social lounges, outdoor courtyard, cinema and games rooms, on-site maintenance, parcel services, and wellbeing events), good connectivity to universities, and visible security features (secure entry and CCTV).

Key risks or trade-offs

Noise from nearby nightlife, reports of smaller-than-expected rooms in some cases, mixed observations about cleanliness, and limited publicly available detail on contract terms and certain inclusions.

Contracts and risk considerations

Accommodation type

Student-focused accommodation with multiple common facilities and social spaces.

Known branding/opacity

Listings across multiple platforms show The Tannery in Leicester under different banners (including Yugo and Destiny Student naming in related pages). The exact operator branding isn’t crystal-clear from the provided inputs, which means verify with an official site or current lettings page.

Known transparency limitations

Some data points (especially contract length, cooling-off periods, and full inclusions) aren’t detailed in the approved inputs. The reviews available are limited, with only one concrete verbatim quote from an approved source.

Notable data point

A well-equipped amenity slate is documented (high-speed Wi‑Fi, on-site gym, cinema room, study rooms, common room, courtyard, bike storage, laundry, TV lounge, conference room, and security features). These items come from the property research inputs and reflect the property’s stated facilities.

Commute times

Route complexity

The central location allows straightforward walking routes to several campus hubs; bus and cycling options are also available for broader access.

Peak-hour reliability

The data do not provide a formal reliability assessment, but the centrality implies that many destinations are reachable on foot or by frequent city transport.

Who the commute suits vs doesn’t

Suits students who value very short walks to campuses or predictable city transit; those prioritizing ultra-quiet commutes or non-stop late-night access to campus resources may want to verify specific route options and quiet hours.

Room categories

Differentiation clarity

The price ladder shows a graduated set of ensuite options, but specific differences between the categories (beyond “ensuite”) are not detailed in the approved inputs.

Room size ambiguity

Some external sources note smaller room sizes than expected; this is flagged as a risk in the data.

Pricing snapshot

Weekly rates range roughly from €326 to €348, depending on the chosen plan.

Realistic monthly spend

Note

These are rough estimates based on weekly rates and standard 4.33-week months; exact monthly totals will vary with contract terms and any inclusions.

What’s included

High‑speed Wi‑Fi, on‑site gym, study rooms, common areas, cinema room, TV lounge, conference room, secure entry, CCTV, contents insurance, on-site maintenance, post and parcel services, and wellbeing events appear in the research inputs as available benefits.

Extra costs

The inputs do not provide a complete, explicit list of included utilities or other potential extras; some amenities (like vending machines or laundry) are present, but whether they’re included in rent or paid separately isn’t clearly stated in the approved data.

Realistic monthly spend

See room-pricing section for rent, plus note that utilities and some services should be confirmed with the landlord or letting agent to avoid surprises.

Study support impact

On-site study rooms and quiet spaces support focused academic work.

Social value

Multiple social spaces (common room, cinema, TV lounge, games room) plus wellbeing events foster campus life and peer connectivity.

Daily convenience

On-site laundry facilities, post/parcel services, vending machines, bike storage, and a courtyard for breaks.

Health and accessibility

Secure door entry and CCTV contribute to safety; contents insurance is available for personal belongings.

Notable absences

Internet setup

High-speed Wi‑Fi is listed as an amenity.

Academic reliability

The data confirm internet access but do not provide a formal reliability guarantee or uptime metrics; prospective residents should verify typical speeds and access in their preferred study areas.

Known risks

No explicit risks beyond the general caveat that data about reliability are not fully detailed in the approved inputs.

On-site measures

Secure door entry and CCTV are documented.

Neighbourhood night reality

Nightlife proximity may affect night-time quietness in some rooms.

Late-night return considerations

Consider noise levels and accessibility options if returning late; ensure you know the night-time access arrangements and security policy.
