• •Green space: Walthamstow Wetlands, Europe's largest urban wetland reserve, is a short walk north. Lloyd Park, with lawns, courts and the free William Morris Gallery, sits about twenty five minutes away on foot.
• •Who's around: A genuine mix. Young professionals priced out of Hackney, long-standing local families, creatives working out of Blackhorse Workshop and the Ateliers, and a growing student population across two nearby halls.
• •What's around: The Blackhorse Beer Mile runs breweries and taprooms along the industrial strip. Walthamstow High Street holds Europe's longest outdoor market, running Tuesday to Saturday, roughly fifteen minutes away.
• •The honest catch: This end of E17 is still half industrial estate. It is improving fast rather than finished, so expect construction hoardings, warehouse units and building work alongside the new cafés.
• •Night travel: The Victoria line runs a Night Tube on Friday and Saturday, so getting home after a night out does not mean an expensive cab across London.
