• •Water and walks: The Grand Union Canal and the River Brent run along the park's western edge, giving you a properly scenic running and cycling route that avoids main roads entirely.
• •Who's around: Families, long-term Hounslow residents, professionals commuting to Chiswick and Hammersmith, and a UWL student population concentrated between the Brentford and Ealing sites.
• •What's around: Syon Park and Syon House, Kew Gardens across the river, the London Museum of Water and Steam, the Musical Museum, and Brentford FC's Gtech Community Stadium for match days.
• •The honest catch: This is quiet West London. Shops, big supermarkets and proper nightlife all involve a bus or a train, and Ealing Broadway at 2.5 km is your realistic destination for a night out.

The Brentford site is right outside your door, while direct bus and tube connections make reaching Ealing and Central London smooth and convenient.

• •University of West London — the only institution eligible to book here, with the Brentford site effectively on your doorstep and Ealing a short bus ride away.

• •No Visa No Pay: If UK Visas and Immigration refuses your visa before the tenancy starts, you can cancel. You must email the property with your official refusal notification within three calendar days, and before 20 September for academic year bookings. Miss that window and the protection lapses.
• •If your tenancy has already started: With keys uncollected, you are charged from the tenancy start date until you provide visa refusal evidence, with a minimum of four weeks' rent. If your visa is revoked after collecting keys, notify the team within 48 hours.
• •No Place No Pay: First year undergraduates and first year postgraduates who lose their university place on results day can be released with a full deposit refund. Evidence must reach the property within three calendar days of results, and no later than 28 August.
• •Payment methods: Visa, Mastercard, Alipay, WeChat Pay, UnionPay, international bank transfer, TransferMate, money order, cash cheque and destination country debit cards.
