Monash Parkville sits at 381 Royal Parade, Parkville, and it is not a general Monash campus. It is the home of the Faculty of Pharmacy and Pharmaceutical Sciences, a specialist site with roughly 3,200 students and about 400 staff spread across five buildings (Monash University, 2026). If you are enrolled in pharmacy or pharmaceutical science, this is almost certainly where you will spend most of your teaching hours. If you are picturing something like the sprawling Clayton campus, scale that expectation right down.

The faculty's history predates Monash itself. It began in 1881 as the Victorian College of Pharmacy, the oldest school of pharmacy in Australia, and moved to its current Royal Parade site in 1960 after a donation from David Cossar funded the new building. It joined Monash University on 1 July 1992 and was renamed the Faculty of Pharmacy and Pharmaceutical Sciences in 2008 (Wikipedia, "Monash University, Parkville campus", 2026).

What that history means for housing is the part most guides skip. Parkville itself is overwhelmingly University of Melbourne territory. Monash owns the pharmacy building and little else in the suburb, so you are not renting into a "Monash precinct" the way Clayton or Caulfield students do. You are renting into Melbourne Uni's backyard, competing against thousands of its students, doctors, nurses and researchers from the surrounding hospital precinct for the same small stock of apartments and houses.

This guide covers what accommodation actually looks like around a one-faculty campus: realistic rent figures, the purpose-built student accommodation (PBSA) options nearby, transport links back to other Monash sites, and the trade-offs of living further out instead.

Monash Parkville is one faculty, not a campus city

It is worth saying plainly: Monash Parkville is a specialist site for pharmacy and pharmaceutical sciences, not a miniature version of Clayton. There is no large student union building, no sprawling residential college system attached to Monash itself, and no broad mix of faculties generating the kind of dense, multi-degree student population that shapes housing markets near Clayton or Caulfield. Five buildings and roughly 3,200 students (Monash University, 2026) is a fraction of Monash's overall enrolment, which sits well above 80,000 across all campuses.

That matters for how you plan housing. A large campus with thousands of students from every faculty creates enough local rental demand that landlords and PBSA operators build specifically for that market. Parkville's dominant student population is Melbourne Uni's, not Monash's, which means the local housing stock was built and priced around a different, much larger cohort.

Why Parkville accommodation really means competing with Melbourne Uni

Parkville is one of Melbourne's most recognisable university precincts, but the university most people mean when they say that is the University of Melbourne, whose main campus borders the suburb directly. The area also hosts the Royal Melbourne Hospital, the Royal Children's Hospital, the Peter MacCallum Cancer Centre and several biomedical research institutes (Monash University, 2026), so you are not just competing with undergraduates. You are competing with hospital staff, postgraduate researchers and visiting academics for the same walk-up apartments and share houses.

Monash's own footprint in the suburb is the pharmacy building and its affiliated research institute. There is no Monash-branded residential college in Parkville to fall back on the way Clayton students can look at Monash-run halls. Any purpose-built student accommodation near Royal Parade will have been built with the University of Melbourne's much larger local student body in mind, with Monash pharmacy students filling a smaller number of beds within it.

This is not a reason to avoid the area. It is a reason to apply early, budget for Melbourne Uni-level rents, and treat Parkville listings the same way a Melbourne Uni student would, because functionally, that is the market you are in.

What accommodation actually costs near Parkville

Rent data specific to the Parkville suburb (postcode 3052) is limited because it is a small, mostly institutional suburb with relatively few private rentals. The most recent published figures available show a median of $670 per week for two-bedroom units and $950 per week for three-bedroom houses, from new rentals recorded in the September 2025 Victorian rental report (Your Property Guide, 2026, citing Victorian rental market data).

Two things follow from that. First, these are whole-property medians, not per-room prices, so a shared two-bedroom unit at $670 per week could work out to roughly $335 per person before bills, before accounting for the fact that demand from hospital staff and postgraduates tends to push up competition for exactly this kind of unit. Second, because Parkville itself has so little private rental stock, many students (Monash and Melbourne Uni alike) end up looking at the surrounding suburbs instead.

Suburbs commonly used as a base for Parkville study include:

  • North Melbourne, a short tram or walk from Royal Parade, with a mix of older apartments and terrace share houses.
  • Carlton, directly east, dense with student housing but priced accordingly given its proximity to both Melbourne Uni and RMIT.
  • Brunswick and Brunswick East, further along the route 19 tram line, generally cheaper than Parkville or Carlton with a longer but direct commute.
  • Flemington, west of Royal Park, with lower rents and a less studenty feel.

If your course load keeps you mostly at Parkville with no regular need to travel to Clayton or Caulfield, prioritising a location on or near the route 19 tram corridor will save you the most time day to day.

Purpose-built student accommodation near Parkville

Because Monash does not operate its own residential colleges at Parkville, PBSA providers filling the Melbourne Uni market are the main organised option nearby. These properties sit in Carlton, North Melbourne and the inner north, marketed broadly to "Melbourne university students" rather than to a single institution, which suits Monash Parkville students who are, in practice, part of that same local rental pool.

When comparing PBSA options near Parkville, check three things before anything else: the walking or tram time to 381 Royal Parade specifically (not just "near the city" or "near Melbourne Uni," which can still mean a 25 to 40 minute trip), whether the lease length matches Monash's semester dates rather than Melbourne Uni's, and whether the building allows a short lease if you only need Parkville-based teaching for part of your degree before placements or Clayton units.

For general background on how PBSA compares with share housing and homestays, see our guide to types of student accommodation available in Australia.

Transport: getting to and from Parkville

Public transport around 381 Royal Parade is genuinely good, which offsets some of the pressure to live within walking distance.

Tram route 19 runs the length of Royal Parade itself, connecting North Coburg to Flinders Street station via Sydney Road, Royal Parade and Elizabeth Street (Wikipedia, "Melbourne tram route 19", 2026; Royal Melbourne Hospital, 2026). This is the most direct tram for anyone living along the Sydney Road or Royal Parade corridor, including parts of Brunswick and Coburg.

Tram routes 58 and 59 run along Flemington Road, a short walk from the pharmacy building, and both serve the Parkville hospital precinct with a stop at Grattan Street (Royal Melbourne Hospital, 2026). These are useful if you are based in North Melbourne, Flemington or along the Flemington Road corridor rather than directly on Royal Parade.

Royal Park railway station is within walking distance of the campus, giving a train option for students based further out along the Upfield line, including parts of Brunswick, Coburg and beyond (Monash University, 2026).

There is no on-campus student parking at Parkville (Monash University, 2026), so if you are weighing up driving versus public transport, factor in parking availability and cost in the surrounding streets, which is limited given the hospital precinct's own parking demand.

If you also need to get to Clayton or Caulfield during your degree (common for pharmacy students completing units outside the pharmacy-specific core), budget 45 to 75 minutes each way depending on your Parkville-area suburb, since there is no direct tram or train link between Parkville and either of those campuses.

Safety and day-to-day living around Parkville

Parkville and the immediately surrounding suburbs (Carlton, North Melbourne) are well-lit, heavily trafficked student and hospital-staff areas with a strong late-evening presence around the hospital precinct, which some students find reassuring compared to quieter residential streets elsewhere. That said, general safety practices for inner-Melbourne student living still apply: know your tram and train timetables for late finishes, especially after pharmacy placement shifts, and check a building's security features before signing a lease rather than assuming a central location guarantees it.

For a broader look at safety considerations specific to student accommodation in Melbourne, see our guide on whether Melbourne student accommodation is safe for female students.

Budgeting for a Parkville-based year

Because Parkville rents sit close to inner-Melbourne averages, a realistic weekly budget for a Monash pharmacy student living in or near the area, sharing a unit, typically needs to allow for:

  • Rent: roughly $300 to $400 per week for a shared room in North Melbourne, Carlton or Parkville itself, based on the September 2025 unit medians for the area (Your Property Guide, 2026).
  • Transport: a myki pass covering Zone 1, since Parkville and the inner north fall within it.
  • Utilities and internet: typically split three or four ways in a share house, adding $30 to $60 per week per person depending on the property.
  • Food and incidentals: variable, but inner-north supermarkets and markets (including the Queen Victoria Market, accessible via route 59) keep costs manageable compared with CBD-adjacent suburbs.

These figures are general guidance based on the suburb-level rent data cited above, not a guarantee of what any individual listing will cost. Always check a specific property's current asking rent before budgeting against it.

Frequently asked questions

Is Monash Parkville the same as Monash Clayton? No. Monash Parkville is a small, specialist campus at 381 Royal Parade housing the Faculty of Pharmacy and Pharmaceutical Sciences only, with around 3,200 students across five buildings (Monash University, 2026). Clayton is Monash's largest, multi-faculty campus with a much bigger student population and its own residential colleges.

Does Monash have student accommodation at Parkville? Monash does not operate its own residential halls at the Parkville site. Students typically rent privately or through PBSA providers in Carlton, North Melbourne or along the route 19 tram corridor, sharing the local rental market with University of Melbourne students and hospital staff.

Why is Parkville considered University of Melbourne territory? The University of Melbourne's main campus borders Parkville directly, and the suburb also hosts major hospitals and biomedical institutes connected to that university's research network. Monash's presence is limited to the pharmacy faculty building and its research institute, making Melbourne Uni the dominant university by student numbers in the area.

What is the median rent near Monash Parkville? The most recent figures available for the Parkville suburb (3052) show a median of $670 per week for two-bedroom units and $950 per week for three-bedroom houses, from new rentals recorded in the September 2025 Victorian rental report (Your Property Guide, 2026).

Which tram routes serve Monash Parkville? Route 19 runs along Royal Parade, right past the campus. Routes 58 and 59 run along Flemington Road, a short walk away, both with a stop at Grattan Street serving the Parkville hospital precinct (Royal Melbourne Hospital, 2026).

Can I live further out and still get to Monash Parkville easily? Yes, provided you choose a suburb on the route 19 tram line (such as Brunswick) or near Royal Park station, which keeps your commute direct even if rents are lower than in Parkville or Carlton itself.

Do I need to travel between Parkville and Clayton or Caulfield during my degree? Many pharmacy students complete the bulk of their coursework at Parkville, but some units, placements or shared subjects may require travel to other Monash campuses. There is no direct tram or train link between Parkville and Clayton or Caulfield, so allow 45 to 75 minutes each way if this applies to you.

Bottom line

Monash Parkville is a small, specialised pharmacy and pharmaceutical sciences campus sitting inside a suburb the University of Melbourne effectively dominates. That changes the housing calculation from what most Monash guides assume: you are not drawing on a Monash-specific rental ecosystem, you are competing in Melbourne Uni's own backyard, against students, researchers and hospital staff, for a tight pool of apartments and share houses with median rents around $670 to $950 per week depending on property type. Plan around the route 19 tram corridor for the most direct access to Royal Parade, confirm PBSA lease lengths against Monash's semester dates rather than Melbourne Uni's, and budget realistically for inner-Melbourne rents rather than assuming a Monash-branded option will be waiting for you.
