Monash Accommodation by Campus: Clayton, Caulfield and Parkville Compared

Monash University runs on-campus residential halls at only two of its Victorian campuses, Clayton and Peninsula. Caulfield and Parkville have no Monash Residential Services housing at all, so a student enrolled at either of those campuses is looking at private rentals or purpose-built student accommodation (PBSA) from day one.

That split matters more than most course guides let on. A first-year commerce student starting at Clayton can apply for a hall room through Monash's own Resident Portal, with weekly rent published on a university pricing page. A design student starting at Caulfield, or a pharmacy student at Parkville, gets a page of suggestions instead: private rental advice, a list of preferred PBSA providers, and in Parkville's case a handful of University of Melbourne college places open to Monash students.

This guide sets out what is actually on offer at each campus, what Monash's own halls cost for 2027 contracts, and what the private market looks like where the university has nothing to offer. Numbers below come from Monash's own accommodation pages, checked in October 2026.

Clayton: the only campus with a full Monash halls system

Clayton is where Monash concentrates its own accommodation stock, and it is the only main Victorian campus with multiple residential precincts under direct university management.

Clayton Residential Village offers two broad formats. Halls of Residence rooms run from $367.50 a week for a standard bedroom up to $400.75 for a room with a private bathroom, with a small number of one-bedroom flats above $435. Shared flats, where students each have their own bedroom in a three to five-bedroom unit, are cheaper: $355.95 a week for a standard bedroom, rising slightly for a two-bedroom shared flat.

Clayton Urban Community sits at the other end of the price range. Self-contained studios are $429.80 a week. One-bedroom apartments with a double bed and air-conditioning reach $492.10, the highest single rate Monash publishes for Clayton. Shared two and three-bedroom apartments fall in between, from $393.40 to $437.15 depending on whether the room has a private bathroom and air-conditioning.

A new addition, Larkins Hall, is under construction and due to open for semester two of 2027. Monash lists its rooms, which include a private bathroom, fridge and air-conditioning, at $459.90 a week. Treat that date as indicative until Monash confirms it closer to the opening.

None of this is cheap relative to a share house in outer Melbourne, but it buys proximity. Clayton Residential Village and Urban Community both sit inside the Clayton campus boundary or immediately adjacent to it, which removes a commute that otherwise eats into study time for students without a car.

Caulfield: no Monash halls, so the private market carries the load

Monash's own on-campus accommodation pages list exactly two campuses with halls: Clayton and Peninsula. Caulfield is not one of them. A student enrolled at Caulfield, whether in business, IT, art and design, or any other Caulfield-based course, cannot apply to Monash Residential Services for a room there, because there is nothing to apply for.

Monash's Caulfield-related pages point students to private rental options nearby instead, noting that Monash Residential Services staff can advise on finding a private rental but do not manage any housing stock at that campus. Caulfield sits close to Carnegie, Glen Huntly, Malvern East, Balaclava, Caulfield North and East, Murrumbeena, St Kilda and Prahran, suburbs Monash itself names as options for students at that campus.

In practice, students fill that gap with purpose-built student accommodation operated by private companies, or with standard share-house rentals in those surrounding suburbs. Neither is run or priced by the university, so weekly cost depends entirely on which building or share house a student chooses, not on a fixed Monash rate card. For a breakdown of how PBSA pricing typically compares with shared housing in Melbourne generally, see our guide on the types of student housing available in Australia.

Parkville: Monash says plainly there is no on-campus option

Parkville is the clearest case of the three. Monash's own faculty pages for students based at Parkville (home to pharmacy and pharmaceutical sciences, among other programs) state it directly: on-campus accommodation is not available at the Parkville campus.

Instead, Monash lists four alternatives for Parkville students:

  • Private rentals, with Monash Residential Services able to advise on the local market.
  • Preferred student accommodation providers, mostly purpose-built buildings in the CBD and neighbouring suburbs.
  • A limited number of places at University of Melbourne residential colleges within walking distance of Parkville, since Monash's Parkville campus sits inside the University of Melbourne's precinct. Graduate House, one of those colleges, takes postgraduate students only.
  • Homestay, arranged through the Australian Homestay Network, mainly for international students who want a family setting rather than shared student housing.

The nearby suburbs Monash names for Parkville are the Melbourne CBD, Brunswick, Carlton and Princess Hill. All four are walkable or a short tram ride from campus, and all four carry inner-Melbourne rents, which tend to run higher than share housing further out.

Students weighing a University of Melbourne college place should apply early and expect limited numbers; Monash's own wording ("a limited number of places") signals this is not a guaranteed path, and demand from University of Melbourne's own students will usually come first.

How the application process works for Clayton and Peninsula halls

Because Clayton (and Peninsula, outside this guide's scope) are the only campuses with Monash halls, it is worth knowing how that process actually runs, since it differs from a typical private lease.

Monash assesses applications strictly by submission date and time, not by course offer status or academic merit. The university tells prospective residents to apply as soon as applications open, even before they have a confirmed course offer. For contracts starting in January or February 2027, applications opened on 1 September 2026 at 9am AEST. For contracts starting in July 2027, applications open on 1 March 2027 at 9am AEDT.

Offers for the January/February intake begin in mid-October and go out weekly until all rooms are filled, which is why applying in the first days of the September window matters: later applicants are competing for whatever is left as each week's batch of offers goes out. Once an offer arrives, students must sign the Residency Agreement, pay a non-refundable rental deposit, and complete mandatory residential induction training before a set deadline in the offer email.

Room selection, where a resident chooses their specific room rather than being allocated one, is only open to residents with December, January or February contract start dates, and invitations go out between mid-November and mid-December. Everyone else, including Monash Abroad students, under-18 residents, students needing accessible accommodation, and anyone accepting after mid-December, is allocated a room rather than choosing one.

For a full academic year's worth of Monash dates that interact with this timeline, including semester start dates that affect when rent begins, see our Monash key dates and academic calendar guide.

What this means if you are choosing a course or a place to live

If living in university-run accommodation matters to you, that preference should influence which Monash campus you commit to, not just which course. Clayton is the only main campus where a Monash hall is genuinely on the table. If your course is based at Caulfield or Parkville, budget and search for private housing from the outset rather than waiting on an application that does not exist for those campuses.

Cost is not automatically lower off-campus. Clayton's own Urban Community apartments, at up to $492.10 a week, cost more than many share-house rooms in the suburbs Monash lists for Caulfield and Parkville. The real differences are structural: a Monash hall comes with a fixed, published rate, inclusions (electricity, gas, water, internet, laundry access and a parking permit are bundled into the Clayton rates above), and a defined application and induction process. A private rental or PBSA room at Caulfield or Parkville comes with none of that built in, which means more legwork but also more choice over price, location and housemates.

Students comparing the two models directly, rather than campus by campus, should read our comparison of university halls versus private PBSA in Australia before deciding.

Frequently asked questions

Does Monash have on-campus accommodation at every campus? No. Monash Residential Services operates halls only at Clayton and Peninsula. Caulfield and Parkville have no on-campus Monash housing.

How much does Monash accommodation cost at Clayton? For 2027 contracts, Monash's published weekly rates at Clayton range from $355.95 for a standard bedroom in a shared flat up to $492.10 for a one-bedroom apartment with a double bed and air-conditioning in Urban Community. Halls of Residence rooms sit between $367.50 and $400.75.

Can I apply for Monash on-campus accommodation if I study at Caulfield? No. Monash does not manage any residential accommodation at the Caulfield campus, so there is no Monash Residential Services application to submit for that campus. Students look at private rentals or PBSA in nearby suburbs instead.

Is there any university housing near the Parkville campus? Not from Monash directly. Monash states plainly that on-campus accommodation is not available at Parkville. A limited number of places at University of Melbourne residential colleges are open to Monash Parkville students, alongside private rentals, preferred PBSA providers and homestay.

When should I apply for a Monash hall room at Clayton? As soon as applications open, since Monash assesses applications by submission date and time rather than by merit or course offer status. For a January or February 2027 start, applications opened 1 September 2026 at 9am AEST.

What is included in the Clayton weekly rent? Monash's published rates include furnishings, electricity, gas, water, internet, laundry access and a residential parking permit, on top of the room itself.

Is Larkins Hall open yet? No. Monash lists Larkins Hall at Clayton as under construction, with rooms (including a private bathroom, fridge and air-conditioning) priced at $459.90 a week and an expected opening in semester two of 2027. Treat that timing as provisional until Monash confirms it.

Conclusion

Monash accommodation is not one system, it is two different situations depending on campus. Clayton has a real, Monash-run halls system with published 2027 weekly rates from $355.95 to $492.10, plus Larkins Hall opening in semester two of 2027 at $459.90. Caulfield and Parkville have none: Monash's own pages send students to private rentals, PBSA providers, and in Parkville's case a small number of University of Melbourne college places. Decide early which campus your course sits on, and if it is Caulfield or Parkville, start your private housing search well before semester starts rather than waiting on an application process that does not exist there.
