Unsubscribe policy 1. Important notes The content contained in these Terms and Conditions is information relating to the cancellation of the lease prior to the execution and/or commencement of the execution of the relevant lease. Any cancellation made after the signing and/or commencement of the relevant lease will apply to other separate terms. 2. Refund process (a) Notwithstanding the provisions of these booking Terms and Conditions, in order to arrange a refund of all types of payments made by you, including the deposit, you must first complete and provide a refund form to the property. (Refund forms may be updated from time to time). (b) All refunds will be made by bank transfer (or by other means chosen by the apartment) within the time frame specified by the laws of the relevant country or, if the laws of the relevant country do not specify a time frame for such cases, within a reasonable time after completing and providing the applicable refund form to the apartment. 3. Other unpredictable circumstances (a) We fully understand that you may be applying for accommodation while waiting for confirmation of a school offer or while waiting for the Australian Government to issue an Australian student visa. (b) Notwithstanding anything else in the booking terms, if you have paid a deposit and are affected by one of the reasons detailed below: (i) your application for an Australian student visa has been refused or not provided by the Australian Government; And/or (ii) You have not been accepted to any of the schools to which you applied, In this case, you can request cancellation in writing: (iii) Your booking will be cancelled; (iv) The deposit and all fees paid by you will be fully refunded. (c) To be eligible for a full refund, you must provide the property with: (i) written evidence of compliance with the refund requirements; (ii) give written notice at least 2 weeks prior to the effective date of the lease agreement; (iii) Complete the refund form correctly. (d) If you fail to comply with these requirements, you will not be eligible for a full refund and these Terms will no longer apply. 4. Cancellation by the apartment At any time before your rental agreement is signed and/or takes effect, the property may (in its sole discretion, but to the extent permitted by applicable state law) cancel your reservation if any of the following occurs: (a) the information you provide during the booking process is false or misleading; (b) You fail to comply with the requirements of the booking terms and conditions. In this case, to the extent permitted by the laws of the relevant country, the property may retain the deposit and/or any other money paid by you to the property without refunds.

Rooms are allocated on arrival, their preferences can be provided in advance and we will allocate them depending on the conditions at the time
