For 2025/26 academic year bookings, if you meet any of the conditions below, you will be able to cancel your booking and receive a full refund of your Advance Rent and any paid rent payments,
No Visa No Pay: if you don't get your visa to come and study in the UK, you must send us the visa application rejection letter within 48 hours of receiving it. This policy is valid until 1 September 2025.
Please send your request and the supporting official documents to the respective schemes email. Should you fail to provide the necessary information within 48 hours, the amount equal to the lesser of (i) the Advance Rent and (ii) the amount equivalent to one week’s Licence Fee will be retained as a cancellation fee.

Cancellation Policy (England) Once you have paid your Advance Rent and you have been allocated a room, then should you decide to cancel then the amount equal to the lesser of (i) the Advance Rent and (ii) the amount equivalent to one week’s Licence Fee is non-refundable. If you have paid the Advance Rent and the licence agreement has been accepted by both parties then you will be held to the terms of the licence until a replacement licensee is found. Cancellation Policy (Scotland) Once you have paid your Advance Rent and you have been allocated a room, then should you decide to cancel prior to the start of the licence period you will be entitled to a full refund of the Advance Rent. If you decide to cancel after the start of your licence period then you will be held to the terms of your licence agreement.
