On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
No Place No Pay
No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
Refund Guarantees Time Limit
5 days to accept the offer+ 7 days cooling-off period(AY2627)
Once a booking is processed, the student has 5 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).
Once these steps are done, the booking is completed.
If one of the step is not completed within these 5 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

International cancellation policy Making a Booking Once a booking is processed, the student has 5 days to accept the offer. International cancellation provisions These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom. 1.Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply; 1.After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions: No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur. No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur. The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Supplier and must be sent to internationalcancellations@unitestudents.com. If an agent is involved the evidence must be sent to the agent and then forwarded on to internationalcancellations@unitestudents.com. Replacement Tenants – Before your Tenancy Start Date has occurred If you have proposed a replacement Tenant prior to your Tenancy Start Date, Supplier has complete discretion as to whether it: a. accepts the proposed replacement Tenant and enters into a Tenancy Agreement with them; b. places the room back on general sale; or c. allocates the room it to an alternative student on a waiting list to enter into a Tenancy Agreement. we will release you from your Tenancy Agreement on the date seven days after any of the above has occurred. The student remains liable for the rent unless they find a replacement Tenant.

Students will be asked to provide their university offer or a screenshot of the university portal showing their name and enough information to confirm the student has completed the application process.↵↵For a small sample of students, Supplier might check with their university partners if they can confirm the offers and information are genuine.↵↵If the student doesn’t reply to any of the 3 attempts, Supplier will have a red flat to this booking.↵↵If Supplier still cannot get any contact from the student, Supplier will cancel the booking.
1. This promotion is made in addition to Unite Students standard cancellation policies
as set out on the website. These standard cancellation policies continue unaffected;
2. For the avoidance of any doubt this promotion only applies to tenancies for the
2021/22 Academic Year and not for any tenancies commencing before 4th
September 2021;
3. In order to be eligible for this promotion you must book a room with Unite Students
(in accordance with these terms) prior to 31st May 2021 and any application to cancel
must be received by no later than the end of 31st May 2021;
4. After this date the standard cancellation terms apply;
5. This promotion only applies to all bookings made directly with Unite Students or via
their international agents and expressly excludes any bookings made directly
through universities or higher education institutions (including, for the avoidance of
doubt, any made pursuant to a Nominations Agreement);
6. This promotion is not available for 2021/22 bookings in the following properties :

7. This promotion shall apply to tenancies of any length;
10. In line with all bookings an advance rent payment may be payable at time of booking
(if applicable). In such situations the Advance rent payment will be refunded on
confirmation of cancellation (again if applicable);
11. Exercise of this promotion will invalidate all other promotions including, without
limitation, the £250 re-booker incentive and the £250 Group booking incentive;
12. Prior to exercise any existing customers must have made all outstanding payments
due on their account to be entitled to benefit from this promotion; and
13. Unite Students reserves the right to remove or change this promotional offer at any
time. In the event of Unite Students doing so any individuals who had completed
tenancies prior to the change or removal will be entitled to benefit from this

In the YOUR PAYMENT SCHEDULE BREAKDOWN part of the document, you can find the deadline for paying rent and the corresponding rent amount. [DATE] is the rent payment deadline (the format is day/month/year) [AMOUNT] is the amount of rent that needs to be paid
If you arrive on the same day but are only tens of minutes to a few hours late, you can wait at the front desk, and the staff will serve you after processing the students who have made an appointment. If you arrive on a different day, please click "Edit" in the check in summary of the Unite APP, and then choose a new check-in time that suits you. The apartment will also provide emergency contact information, which can be dialed at the entrance of the apartment or in a prominent place at the front desk. Alternatively, you can call the apartment's Emergency Control Center (UK) on 03003031611, and they will coordinate staff to help you.
There are two ways to pay the apartment rent, online payment or bank wire transfer 1. For online payment, please log in to the Account of Unite Students, click the Payments page, enter the rent amount to be paid in the dialog box, click the Pay button, and enter the payment card information. If it is a British savings card, select the Debit card type (the corresponding Billing address needs to be changed to a British address), if it is a Chinese credit card, select the Credit card type (the billing address remains the domestic address) 2. For bank wire transfer, please log in to the Account of Unite Students and click Booking page, download the Bank Transfer Info file, communicate with the bank in advance, and bring the corresponding materials to the bank counter or self-service money transfer machine for remittance. In the remittance postscript, please fill in the personal reservation information (refer to the content required in the bank_tranfer_info file). The wire transfer does not arrive in real time , please be sure to wire transfer 1-2 weeks before the deadline to ensure that the funds arrive on time. Since the bank will charge a cross-border payment service fee, please pay the required rent + service fee when paying the fee to ensure that the full amount arrives.
