Kamila was a great help for moving in and was very nice.

My daughter Paula started at IQ Haywood this week. We know things aren't easy when someone arrives in a new country and environment (we are from Spain). We received a very warm welcome from Kamila, who made things much easier for us upon arrival and was incredibly kind. It was a real pleasure to work with her, and everything was so much simpler, we are very grateful. A 10 out of 10 experience!

Stayed there via a booking on booking.com. While the communication and service via the platform was honestly not good nor friendly, the staff at the residence and the reception have just been the best. Sending lots of love for (exclusively) them from Vienna!

Exelent student residence, with amenities such as sideman room, games room , study areas, open area inside the facilites , lifts, receptions , activities thoroughly the year, freebies from reception, student support, great amenities inside the rooms and difrrent selection of rooms and prices for all students. The reception staff are all so kind and helpful. Highly recommended

I stayed at Haywood from September 2025 to July 2026, and my experience had both highs and lows. The biggest positive is definitely the staff. Camilla, Kim, and Edgar were always helpful, whether I needed something fixed, had a question, or just wanted a chat. They really are the heart of the accommodation. Maintenance issues were usually dealt with quickly and without much hassle, and reception also collected mail and deliveries for later pickup. (No food orders though) The common areas are great and kept clean. Depending on availability, you can play pool, table tennis, PlayStation, or watch films on a big screen. The kitchens are spacious and well equipped. Mine was on the 6th floor facing the train tracks, and it had a fantastic view. All the reviews about unclean kitchen are not IQ's fault as tenants take responsibility for cleanliness. Rooms are also spacious, with plenty of storage. My room had both a standing wardrobe and under-bed storage, a comfortable chair, and a huge desk that was great for studying. The location is another major advantage. The accommodation is right next to three train stations: Tube, Overground, and Thameslink. Getting around is easy, and central London is only a few stops away on the Jubilee line. West Hampstead is quiet, safe, and convenient, with Aldi, Sainsbury’s, and M&S all within a few minutes’ walk. That said, the biggest downside is the price. The rates are extremely high, and I would strongly recommend comparing other options first. In my case, I was paying far more for my room than for my university tuition. I know London is one of the most expensive cities in the world, but it is still worth checking nearby apartments or sharing with someone else if cost is important to you. Laundry is also expensive, with washing machines costing around £4 per load and dryers around £3. There are also some limitations with the room amenities. The windows only open a little for safety reasons, which makes ventilating the room or kitchen difficult. The underfloor heating did not feel very effective, and during a serious summer heatwave I also found there was no air conditioning. Reception did offer vacuum cleaners for hire, but that system was unreliable because they were often taken and not returned on time. I hope that staff enforces the system more in the future. Noise can also be a problem. Since this is student accommodation, there can be loud kitchen parties, late-night table tennis in the courtyard, and random shouting during the night. The fire alarm also went off far too often, sometimes very early in the morning, usually because of cooking mistakes. At one point it was happening almost every day. False alarms were usually switched off quickly, but it still became disruptive. After a while you would stop regarding them as serious, which is quite dangerous. Friends living near the construction site also said they were woken early by building work, which was especially annoying during final week. Sometimes the lifts do not work either, which matches what many other reviews say. There always seemed to be at least one lift under maintenance across the different blocks. Blackburn Road, where IQ Haywood House is located, is also not the cleanest street, and it was common to see homeless people asking for money on the way in and out. Despite all of this, I still think Haywood is worth considering if you are prepared for the downsides. IQ is definitely not all sunshine and rainbows. I also suspect that many of the 5-star reviews were encouraged by free pizza and/or soda handed out by staff. I saw this happen a few times during my tenancy. Even so, I believe you can have a good stay here if you come prepared with solutions for the downsides or plan ahead. (like choosing a room facing the train tracks, not the courtyard for example)

I would not recommend this accommodation. The lift has been out of order for more than a month, causing major inconvenience for residents. Instead of fixing the problem promptly, management asks the SIA security staff to carry residents' luggage up and down the stairs, even though this is not part of their job. The building is also untidy and not well maintained. Overall, the management needs to improve both the maintenance of the property and the way they treat their staff.

staff are great, really friendly & helpful. however, for the extortionate money you pay you’d think the rooms would be better ventilated. summer is, to put it simply, insufferable. the windows only open a smidge, and the rooms literally don’t cool down, even with a fan on all day. i lived in a brand new furnished room and i’d expect better for 17k a year.

I find this place really nice and enjoyable, and I am having a good time here. It is well connected, with a tube station, Thameslink, Overground, and bus stops nearby, so transport accessibility is not an issue. There are also Sainsbury’s and several small shops close by.

My daughter is staying here and I want to give a shout out with huge thanks to the kindness of staff, particularly Yassim who is exceptionally kind and considerate. Thank you. I feel safe having my daughter there, knowing that staff genuinely care about what happens.
