Innovo House Reviews

Students who want private space with study-friendly features, convenient location near central Liverpool campuses, and included utilities. Key on-site features (en-suite rooms or studios, study spaces, high-speed Wi-Fi, on-site management, and CCTV) support independent study and daily life.

Students who want guaranteed 24/7 front-desk service in-person, or who require nighttime staff presence for extra security.

Proximity to two universities (University of Liverpool and Liverpool John Moores University) within roughly 0.4–0.5 miles; all utility bills included; on-site laundry; contents insurance; social spaces for downtime; strong study facilities.

Limited reception hours on weekdays; potential out-of-hours lockout costs; mixed signals about nighttime security (some sources cite 24/7 security, risk notes elsewhere highlight no night staff). Always confirm current policies with the property.

Accommodation type: Student accommodation offering en-suite rooms and studio apartments. Studies indicate private bathrooms are standard in en-suites and studios, with dedicated study spaces noted as a feature. Operator or brand signals: Listings reference multiple platforms (Skylets for room types, Prestige Student Living, and Hallbookers) describing the same property. This can indicate consistent features but also means you should verify the latest operator-specific details directly with the property. Positioning: Focus on practical, study-friendly living with all-inclusive bills, on-site services, and social/amenity spaces (lounge, games room, study areas). This aligns with typical student-flat living in central Liverpool but without over-promising premium estate-style features.

Commute times: University of Liverpool is around 0.4 miles away (about a 9-minute walk); Liverpool John Moores University is around 0.5 miles away (about an 11-minute walk). Liverpool Hope University is approximately 3.2 miles, which would require a bus ride of roughly 32 minutes. Route complexity and peak reliability: The data confirms multiple transit options (bus stops nearby and Lime Street Station for rail). Specific peak-hour reliability isn’t provided; plan for city transport variability as with most urban campuses. Who the commute suits vs. doesn’t: The short walks to Liverpool’s two main nearby universities make this option attractive for students prioritizing a compact, walkable campus-life feel. Those with longer travel to Hope University should anticipate commuting by bus.

Room categories: En-suite rooms and self-contained studio apartments are available. Differentiation clarity: Shared lounge, games room, study spaces, and in-studio microwaves (in some studio configurations) help differentiate layouts. Not all studios may include the same amenities, so confirm exact features when booking.

What’s included: Utility bills are included in the rent, and contents insurance is included, which reduces monthly budgeting stress for some students. Extra costs: The data set notes a potential out-of-hours lockout policy: a £30 fee with up to a 2-hour wait to regain access if locked out outside reception hours. This is important for planning, especially if you rely on building access during evenings or weekends when reception is closed. Realistic monthly spend: A precise monthly total cannot be calculated from the provided inputs because explicit rent figures aren’t given. You can expect major fixed bills to be covered if the all-inclusive model remains, plus the possible lockout fee if applicable.

Study support impact: Dedicated study spaces are listed, supporting focused work and group study. Social value: A communal lounge and a games room encourage socializing and downtime with peers. Daily convenience: On-site laundry, mail/post collection, recycling facilities, elevator access, and televisions in shared kitchens add practical benefits for daily living. Health and accessibility: Elevator access helps residents with mobility needs; CCTV provides an added layer of security. Notable absences or gaps: Nighttime security staffing is variably described in sources (one review cites 24/7 security; a separate risk note flags the absence of on-site nighttime security). Reception hours appear to be limited (9am–2pm on weekdays; no weekend staffing in the noted data). These inconsistencies mean you should confirm current security coverage and reception hours before committing.

High-speed Wi-Fi is listed as a standard feature, useful for study, streaming, and coursework.

On-site measures: CCTV surveillance and on-site management are listed, contributing to perceived safety. Night-time reality: There are mixed signals in the data about nighttime security staffing. Some approved reviews describe 24/7 security, while a risk flag notes the absence of night staff. Plan a night-time visit or contact staff to confirm current security arrangements. Late-night return considerations: Limited front-desk coverage may affect after-hours support; verify with the property about key access and emergency procedures.
