• •Safety. Wembley Park is a heavily regenerated, well lit and well surveilled district with constant footfall around the stadium and the outlet. The building itself has 24 hour security and card access. The main caveat is event night crowds rather than any ordinary safety concern.
• •Green space. Chalkhill Park and Repton Gardens are both close by, and the development includes landscaped podiums and terraces within the building itself. Fryent Country Park, a genuinely large open space, sits around three kilometres north.
• •Who is around. A young and international mix. Wembley Park has become one of London's fastest growing build to rent districts, so you have students alongside a large population of young professionals, plus the established Brent community.
• •What is around. London Designer Outlet is 410 metres, BOXPARK Wembley with its street food halls is minutes away, and Wembley Central shopping is 1.42 km. Tesco Extra is 1.73 km and Aldi 2.86 km for a proper weekly shop.

Day 1

• •Check in at reception between 3pm and 8pm with your passport, then photograph every existing mark before unpacking.
• •Complete and submit the room condition report. This is what protects your deposit when you leave.
• •Test the heating, hot water, oven and Wi-Fi and log anything faulty immediately.
• •Locate the package room, laundry, bin store and fire exits.
• •Do a first shop at the outlet convenience stores, then plan a full shop at Tesco Extra or Aldi.

Day 2

• •Cooling off. There is a three day cooling off period after booking. Cancel by emailing the site team within those three days and your holding payment is refunded.

• •No Visa No Pay. If your visa application is declined, submit sufficient supporting evidence and your booking is cancelled. Note this does not cover a visa that was granted and later withdrawn.
• •No Place No Pay. If you fail to obtain the grades required to study for the 2026/27 academic year and therefore have no student status, supply the evidence and the same protection applies.
• •Early departure. To leave early you must find a replacement tenant to take over the contract, otherwise the full contracted rent remains payable.

What you should know before your child signs

• •Contracts run across the academic year, typically around 51 weeks. Your child pays through the summer even if they return home in June.

Wembley Park station is 450 metres from the door. Check in runs from 3pm to 8pm and you must present your passport at reception, so arrange your arrival accordingly.
• •No UK guarantor. Some instalment plans at Canvas Arthur House require a UK based guarantor, while others accept local or international guarantors. If you cannot supply either, paying the full year in advance is the standard alternative. Confirm which plan applies before you commit to any payment schedule.
