• •Safety. Shoreditch is busy and well lit but has a real weekend drinking culture. Late night incidents cluster around Great Eastern Street and Curtain Road rather than Paul Street itself.
• •Green space. Finsbury Square is two minutes away and Bunhill Fields is a five minute walk. Both are small city squares, useful for a break but not for a proper run.
• •Who's around. A blend of students, tech workers, City professionals and long standing East End residents. It stays lively on weeknights, which many people prefer.
• •What's around. Independent coffee, record shops, vintage stalls and the Shoreditch food scene are within five minutes. Brick Lane and Spitalfields Market are both under fifteen.
• •Noise. The area genuinely does not sleep on weekends. A courtyard facing or higher floor room makes a measurable difference to how much you hear.
• •Transport. Old Street, Moorgate, Liverpool Street and Barbican all sit within a kilometre, which means the Northern, Elizabeth, Circle, Metropolitan and Hammersmith lines are all realistic options.

Day one

Day two

• •Sort your UK bank account and mobile SIM.
• •Walk your campus route once so the first lecture morning is straightforward.
• •Book a laundry slot, find the bin store, and say hello to at least two people in the lounge.

• •Total cost. Rooms start around £655 a week. A 44 week contract at the entry rate lands near £28,800, and longer tenancies scale from there.
• •What's included. Internet, contents insurance, water, electricity, gas and heat are all bundled into the weekly rent.
• •Instalments. Rent is paid in scheduled instalments across the tenancy rather than monthly, with different schedules for students with and without a guarantor.
• •Deposit. A holding payment secures your room and is credited against the first instalment. Payment methods include international bank transfer, Visa, Mastercard, UnionPay, Alipay and WeChat.
• •Cooling off. Three days from the Reservation Agreement date. Cancel inside that window for a full refund of the holding payment.

What you should know before your child signs

• •This is a full term tenancy agreement, typically 44 to 51 weeks, and rent remains payable for the whole term unless cancellation criteria are met.
• •Rooms here start around £655 a week, which places it at the premium end of the London market. Compare against Zone 2 options before signing.
• •The three day cooling off period is the only unconditional exit, and it starts the day the Reservation Agreement is dated.
• •Requests to transfer the tenancy to a replacement tenant are not accepted after June, so early exits become very difficult late in the year.
• •A £50 administration fee applies to approved room moves or tenancy transfers, and the room must be left clean.
• •All bills and contents insurance are included, so the weekly rate is close to the genuine total cost of living there.
• •Double occupancy is permitted in some studio types for an extra £100 per week, which is worth knowing if your child is moving with a partner.

• •Arrival. Liverpool Street and Moorgate are both walkable from the building, and the Elizabeth line runs direct from Heathrow to Moorgate in under an hour. Email the site team your arrival time in advance so a late check in can be arranged properly.
• •No UK guarantor. Guarantor free payment plans exist, and they simply mean paying a larger share of the rent up front. The payment schedule shown at booking already accounts for this, so you can see the figure before you commit to anything.
• •Visa safety net. No Visa No Pay covers you if your student visa application is refused. Send written evidence from the visa authority, embassy or UCAS to the site team, and you will be released from the tenancy agreement.
• •Setup. Buy a UK SIM on arrival, open a bank account in your first week and register with a GP within your first fortnight. Bring your passport, BRP or eVisa details and enrolment letter to reception when you collect your key card.
• •Home food. Brick Lane, Whitechapel and Spitalfields sit within twenty minutes on foot and cover South Asian, Bangladeshi, Turkish, Chinese and West African groceries. Chinatown is fifteen minutes by Tube for anything the East End does not stock.
