Hillside Crescent does not look like a student street, and that is rather the point. iQ Elliott House sits inside a curved row of Georgian townhouses designed in the tradition of W.H. Playfair, facing the quiet green of Hillside Crescent Gardens on the eastern shoulder of the New Town. Behind the stone frontage and the original cornices, the building has been stripped back and rebuilt for modern student living, which gives it a character most purpose built blocks in the city simply cannot fake.

Total cost. En suite rooms start at £234 per week, studios at £265 and apartments at £354. Across a 44 week tenancy that lands roughly between £10,300 and £15,600, and a 51 week let pushes higher. Always confirm the live figure for your chosen grade and tenancy length before signing.

What is included. Heating, electricity, water, 100Mbps Wi-Fi and personal contents insurance are all covered in the weekly rent. On site gym, cinema room, study rooms, communal lounges and bike storage carry no extra charge. Laundry is coin or card operated separately.

Instalments. Tenancies are typically offered across 44 or 51 weeks with multiple instalment plans, or a single upfront payment. If you choose instalments you must provide a guarantor, and your tenancy letter carries the full schedule of dates and amounts.

Deposit and booking fee. There is an advance rental payment or booking fee of around £225 at reservation. This is not a separate damage deposit, it is credited against your first rent instalment. Your room is held for a short window while you complete the tenancy agreement.

Cooling off. For 2026/27 bookings there is no cooling off period. You may cancel on or before 31 July inclusive, and outside special circumstances the booking fee is non refundable. This is a meaningful change from earlier years, so read it carefully.

No Visa No Pay. If your UK visa is refused before your tenancy start date, the agreement is cancelled and rent refunded, provided you send written confirmation and official refusal evidence within 72 hours of receiving it.

No Place No Pay. If you miss the grades for your firm choice university, or exceed them and move elsewhere, you can cancel with a full refund. Evidence from the university or UCAS must reach the team within 72 hours of results publication.

Leaving early. After key collection the only exit route is a tenancy takeover, where a replacement tenant assumes your obligations. This is permitted from one month after your start date until two months before your end date.

The neighborhood, honestly

  • •Safety feels solid but stay sensible. Hillside Crescent is a residential conservation area with steady footfall and good street lighting, though the lower stretch of Leith Walk and London Road can feel livelier after pub closing on weekends.
  • •The crowd is mixed, not student dominated. Professionals, long term residents and families share these streets with students, which keeps noise levels down but also means fewer spontaneous flat parties than the Southside offers.
  • •Everything essential sits within 600 metres. Tesco Express, Sainsbury's Local, Scotmid, a post office, a GP practice at Hopetoun and multiple pharmacies are all inside a ten minute walk, no bus needed.
  • •Excellent transport without needing to think. Leopold Place bus stop is 200 metres away, Waterloo Place gives you most Lothian routes, and Edinburgh Waverley is under a mile for weekend trips to Glasgow or home.

Payment terms, decoded

Total cost. En suite rooms start at £234 per week, studios at £265 and apartments at £354. Across a 44 week tenancy that lands roughly between £10,300 and £15,600, and a 51 week let pushes higher. Always confirm the live figure for your chosen grade and tenancy length before signing.

What is included. Heating, electricity, water, 100Mbps Wi-Fi and personal contents insurance are all covered in the weekly rent. On site gym, cinema room, study rooms, communal lounges and bike storage carry no extra charge. Laundry is coin or card operated separately.

Instalments. Tenancies are typically offered across 44 or 51 weeks with multiple instalment plans, or a single upfront payment. If you choose instalments you must provide a guarantor, and your tenancy letter carries the full schedule of dates and amounts.

Deposit and booking fee. There is an advance rental payment or booking fee of around £225 at reservation. This is not a separate damage deposit, it is credited against your first rent instalment. Your room is held for a short window while you complete the tenancy agreement.

Cooling off. For 2026/27 bookings there is no cooling off period. You may cancel on or before 31 July inclusive, and outside special circumstances the booking fee is non refundable. This is a meaningful change from earlier years, so read it carefully.

No Visa No Pay. If your UK visa is refused before your tenancy start date, the agreement is cancelled and rent refunded, provided you send written confirmation and official refusal evidence within 72 hours of receiving it.

No Place No Pay. If you miss the grades for your firm choice university, or exceed them and move elsewhere, you can cancel with a full refund. Evidence from the university or UCAS must reach the team within 72 hours of results publication.

Leaving early. After key collection the only exit route is a tenancy takeover, where a replacement tenant assumes your obligations. This is permitted from one month after your start date until two months before your end date.
