Who is Maple House actually for?

BOOK IT IF YOU ARE...

  • •
    • •University of Liverpool student. You are on campus already. No bus fare, no commute, and you can genuinely walk home between back to back lectures.
    • •On a tight budget. Apartment rooms from around £144 to £155 per week sit well below Liverpool's studio market and below most purpose built stock nearby.
    • •Wary of upfront costs. Hello Student advertises no booking fee and no deposit at this property, which removes the biggest barrier for students waiting on loan payments.
    • •Studying at LIPA. Mount Street campus is a five minute walk, making this one of the closest managed options for performing arts students in the city.
    • •Someone who wants shops downstairs. A supermarket, bakery and coffee shop occupy the ground floor, which quietly saves you a great deal of time and effort.
    • •Into culture over clubbing. The Philharmonic, Everyman Theatre, FACT, Bold Street and both cathedrals are all within a comfortable fifteen minute walk.
    • •A returning student. Several residents mention staying two years and rating the staff and the environment, which suggests it holds up beyond the novelty of first term.

LOOK ELSEWHERE IF YOU...

  • •
    • •Set on a private bathroom at low cost. The cheaper Classic apartments list shared bathrooms for 26/27, so en suite means paying studio prices instead.
    • •Expecting a five star build. Verified student ratings average around 3.8 out of 5, solid rather than exceptional, with cleaning and value scoring lower than location.
    • •Needing an on site gym. The gym is at Art School Lofts, the sister building, so every workout begins with a walk in Liverpool weather.
    • •A very light sleeper. Residents have flagged late night noise carrying through the courtyard, and quiet hours only run from 11pm to 7am.
    • •Wanting cast iron cancellation cover. There is no advertised No Visa No Pay or No Place No Pay clause here, so exiting means finding a replacement tenant.
    • •Studying at Liverpool Hope or Edge Hill. Both sit well outside the city centre, turning a one minute campus walk into a proper daily commute instead.
    • •Bringing a car or a pet. Neither works here. Parking is not provided in this part of L7, and the pets policy is a flat no.

What residents actually say

👍 I have been here two years now and I still rate it. Staff are friendly, they run catered events occasionally, and the rooms are properly comfortable.👍 It is unbelievably close to my department. I leave my flat eight minutes before a lecture and I am still early, which changed my whole routine.👍 Everything I need is within walking distance and the reception team are genuinely responsive. For the price I pay, I think it is fair value.
👎 My water heater broke twice during the year. They did fix it reasonably quickly both times, but it should not have happened twice.👎 People talk loudly and play music in the courtyard late at night, sometimes past one in the morning, and my ground floor room caught all of it.👎 Building access felt too loose to me. Someone got into our flat kitchen who should not have been able to, and that shook my confidence in security.

The neighborhood, honestly

  • •You are inside the Knowledge Quarter, not near it. University buildings surround the property on almost every side, which means constant daytime footfall, campus security patrols and a reassuring number of people around at normal hours.
  • •The Georgian Quarter is the nicest walk in Liverpool. Hope Street, Rodney Street, Canning Street and Falkner Square Gardens sit within ten minutes, with cobbles, listed townhouses, two cathedrals and gated public gardens open to anyone.
  • •Green space needs a short walk. Falkner Square Gardens and St James Gardens beneath the Anglican Cathedral are the closest proper green spots, while Sefton Park is a bigger trip at around 25 minutes on foot.
  • •Safety is decent but this is a city centre. CCTV, key entry and 24 hour security cover the building, though L7 borders busier city fringe streets and normal urban caution applies walking back late.
  • •The crowd is overwhelmingly student. Undergraduates, postgraduates and LIPA students dominate the streets around Caledonia Street, which is brilliant socially and less brilliant if you wanted a quiet residential year.
  • •Nightlife is close enough to reach and far enough to escape. Concert Square and Seel Street are around fifteen minutes away on foot, so noise does not follow you home in the way it does in Ropewalks flats.

Documents & booking process

Documents you will need:

  • •Photo identification. A valid passport for international applicants, or a UK driving licence or passport for domestic students, uploaded during the online application.
  • •University confirmation. Your UCAS offer, CAS statement or enrolment letter proving which institution you are attending and for which academic year.
  • •Visa documentation. International students should have their student visa decision or BRP available, since the site team will verify right to rent before key handover.
  • •Guarantor information. A UK based guarantor with proof of address and income is typically required for instalment plans, so gather their details early.
  • •Proof of address. A recent bank statement or utility bill for you and your guarantor, generally dated within the last three months.
  • •Payment method. Hello Student advertises no booking fee and no deposit at Maple House, though you should confirm what is due at signing before you commit.
  • •Emergency contact. A next of kin name, relationship and reachable phone number, which the site team will hold on file for your whole tenancy.

Room picks:

  • •Best value: Classic 3 Bed Apartment, Internal Facing (from around £150 per week). Cheapest room in the building, quieter than street facing, and you only share with two others.
  • •Best all rounder: Classic 3 Bed Apartment, external facing (from around £161 per week). Same small flat size but with proper natural light, worth the modest weekly difference.
  • •Careful budget: Classic 4 Bed Apartment (from around £155 per week). More flatmates and more kitchen coordination needed, but the running cost stays genuinely low.
  • •Privacy first: Classic Studio (from around £220 per week). Self contained with private bathroom and kitchenette, no rota negotiations, no shared fridge politics.
  • •Sharing with a partner: Classic Studio dual occupancy. Double occupancy is permitted at an extra £15 per week, which splits well between two people.
  • •Accessibility: Classic Accessible Studio (from around £222 per week). Private bathroom, 51 week tenancy, and worth enquiring about early since stock is limited.

Payment terms, decoded

Total cost. Apartment rooms start around £144 to £161 per week and studios from roughly £220. Across a 44 week tenancy that is broadly £6,300 to £7,100 for a shared apartment, and 51 week terms push a studio past £11,000. Confirm the live figure for your chosen room and tenancy length before signing.

What is included. Twenty four hour hot water, electricity, gas, heating, Wi-Fi and contents insurance sit inside the weekly rent. Communal areas are cleaned by the property. Your own bedroom, and the kitchen and lounge in shared apartments, are cleaned by residents.

Instalments. Tenancies run at 44 or 51 weeks depending on room type, with instalment plans usually aligned to student finance dates. Ask the site team for the full payment schedule in writing before you accept, since terms vary by room grade.

Deposit and booking fee. Hello Student advertises no booking fee and no deposit at Maple House. That is a real advantage over most Liverpool competitors, but confirm it applies to your specific room and academic year rather than assuming.

Cooling off. No free cancellation is advertised on this property. Once you have signed, you are committed to the contractual rent for the full term, so treat the signature as the point of no return rather than a soft hold.

Leaving early. The only exit route is a tenancy takeover. You must find a suitable replacement who signs a new agreement for the remaining term, and pay an administration fee. No refund is issued until that replacement has signed, paid and moved in.

No Visa No Pay and No Place No Pay. Unlike many operators, these protections are not advertised on the Maple House listing. If you are an international applicant or holding a conditional offer, raise this directly with the site team in writing before paying anything.

Double occupancy. Classic Studios permit two occupants for an additional £15 per week, which works out considerably cheaper per person than two separate rooms.

  1. •University of Liverpool — the property sits on the campus itself, unbeatable for daily commuting.
  2. •University of Liverpool International College — a four minute walk, ideal for foundation and pre-master's students.
  3. •Liverpool Institute for Performing Arts — Mount Street campus reachable in five minutes on foot.
  4. •Liverpool John Moores University — Mount Pleasant in fifteen minutes walking, Byrom Street by a short bus.
  5. •Liverpool School of Tropical Medicine — ten minutes on foot via Pembroke Place.
  6. •Liverpool Hope University — workable by bus, though Hope Park is a genuine commute.
  7. •Edge Hill University — only realistic if you are on a placement in Liverpool rather than based at Ormskirk.

The parents' section

What you should know before your child signs

  • •The contract binds for the full term. There is no advertised free cancellation, so once signed your child owes the rent unless a replacement tenant is found.
  • •Exiting requires finding a replacement. A tenancy takeover means locating another student to assume the agreement, plus an administration fee, and no refund until they move in.
  • •Visa and grades protection is not advertised. Unlike many operators, No Visa No Pay and No Place No Pay do not appear on this listing, so ask the site team directly in writing.
  • •No booking fee or deposit is a genuine saving. Hello Student advertises neither at Maple House, which removes several hundred pounds of upfront cost compared with most competitors.
  • •Check whether the bathroom is private. Cheaper Classic apartments list shared bathrooms for 2026/27 while studios are en suite, so confirm exactly what your child is booking.
  • •Campus proximity is exceptional. The University of Liverpool is effectively outside the front door, which removes commuting cost, late night travel risk and winter weather from the equation entirely.
  • •All bills are genuinely included. Hot water, electricity, gas, heating, Wi-Fi and contents insurance sit inside the weekly rent, so no separate utility invoices arrive mid winter.

Forign Corner

  • •Arrival. Liverpool John Lennon Airport sits 10.6km away, roughly 30 minutes by taxi or the 500 bus into the city. Manchester Airport is 46km with a direct train to Liverpool Lime Street, which is a comfortable 11 minute walk from Caledonia Street. Contact the site team in advance to arrange your check in time, especially for weekend or evening landings.
  • •No UK guarantor. If nobody in Britain can act as guarantor, the usual routes are paying the full year of rent upfront in one instalment, or using an approved international guarantor service such as Housing Hand. Confirm with the Maple House team which option they currently accept before you build your payment plan.
  • •Visa safety net. This is the one point to press. No Visa No Pay is not advertised on this listing, so do not assume a refused visa cancels your liability. Get written confirmation of what happens if your visa is refused before you sign anything, and keep that email.
  • •Setup. Register with Rodney Street Health in your first week, collect your BRP if applicable, open a UK bank account using your tenancy letter for proof of address, and claim council tax exemption with your enrolment certificate. Acolyte Living can supply a booking confirmation letter for visa purposes.
  • •Home food. Liverpool handles this well. Chung Wah Supermarket at 860 metres covers Chinese, Korean and Japanese staples, Bold Street holds Middle Eastern, Turkish and Caribbean options, and Lodge Lane a short bus away has South Asian, African and halal grocers plus butchers.
