Total cost. Rent is quoted weekly across a fixed tenancy, typically running 44 or 51 weeks. En suites start around £126 per week and studios from roughly £182. A 44 week classic en suite tenancy therefore lands near £5,550 across the year. Always multiply the weekly rate by the exact contract length before comparing properties.

What is included. Wi-Fi and high speed internet, water, electricity, heating, communal lounge access, quiet study space with printing, courtyard and outdoor area, bike storage, recycling, vending facilities, CCTV, twenty four hour security and on site maintenance. Parking is available but charged separately.

Instalments. Payment can normally be made in full or across instalments aligned with student finance dates. A UK based guarantor is generally required for instalment plans. Without one, the full tenancy amount is payable upfront before move in.

Deposit. A holding deposit or advance rent payment secures your chosen room, usually credited against your first rent instalment. Any security deposit is held under standard UK deposit protection rules and returned after check out, minus deductions for damage beyond fair wear and tear.

Cooling off period. A short cancellation window applies after signing, during which you can withdraw and recover your deposit. Read the tenancy agreement carefully and check our refund policy and terms and conditions for exact timings.

No Visa No Pay. If your student visa application is refused, the booking can normally be cancelled without penalty on submission of the official refusal letter.

No Place No Pay. If your university offer does not materialise or you miss your grades, the booking can usually be cancelled with written evidence from the institution.

What you should know before your child signs

• •There is no on site gym. Sports facilities are available through DMU and city centre gyms, but that is an additional cost to plan for.
• •Cancellation protections exist. No Visa No Pay and No Place No Pay clauses cover visa refusals and missed offers, subject to official written evidence.

Arrival. Fly into Birmingham or East Midlands Airport, both under an hour away, or into Heathrow and take a train from London St Pancras to Leicester in around seventy minutes. Leicester station is roughly twenty minutes walk away, though a taxi is easier with luggage. Book your arrival slot with reception in advance.

No UK guarantor. A UK based guarantor is generally needed to pay in instalments. Without one, the full tenancy amount is payable upfront. Approved guarantor services such as Housing Hand can act on your behalf for a fee, which unlocks the standard instalment plan instead.

Visa safety net. The No Visa No Pay clause protects you if your student visa application is refused. Submit the official refusal letter promptly and the booking can normally be cancelled with your deposit returned, subject to the exact terms in your signed agreement.

Setup. In your first week, register with a local GP surgery, open a UK bank account with a digital provider like Monzo or Revolut, collect your BRP if applicable, buy a UK SIM card, and get a student bus pass if you will travel across the city regularly.

Home food. Leicester is genuinely one of the best UK cities for this. Belgrave Road is outstanding for South Asian groceries and food, Narborough Road covers African, Middle Eastern and Eastern European ingredients, and Leicester Market sells fresh produce at very low prices.
