• •Safety. Oldfield Park is one of Bath's established student districts and is genuinely quiet by city standards. Bath as a whole records low violent crime, though bike theft around Oldfield Park station is a recognised local issue, so invest in a proper D lock.
• •Green space. Victoria Park is around fifteen minutes on foot and is the city's main green lung with a botanical garden. The riverside path along the Avon runs directly behind the property and connects into the Two Tunnels Greenway for cycling and running.
• •Who is around. A genuine mix. Oldfield Park has a long standing student population drawn by cheaper rents, alongside young families and long term Bath residents. It feels residential rather than dominated by students.
• •What is around. Moorland Road is the local high street, five minutes away, with independent bakeries, a butcher, charity shops and cafés. Tesco Express is 320 metres, Lidl 460 metres and an M&S Foodhall 590 metres from the door.
• •Transport. Oldfield Park railway station is 330 metres away, Bath Spa station 1.73 km. Twerton Bridge and James Street West bus stops are both within a kilometre, serving both universities and the city centre.
• •The city itself. Bath is a UNESCO World Heritage Site and prices reflect it in the tourist core. Eating and drinking around Moorland Road and Oldfield Park is significantly cheaper than anywhere near the Abbey.

Day 1

• •Collect your keys at reception and photograph every existing mark before you unpack a single box.

• •Test the heating, hot water, oven and Wi-Fi, and report anything faulty immediately while it is clearly a pre existing issue.
• •Locate the laundry room, bin store and fire exits.
• •Do a first shop at the Lidl 460 metres away rather than the convenience shops.

Day 2

• •Register with your university or college and collect your student ID card.
• •Register with a local GP practice. Weston Surgery is the nearest.
• •Set up a bus pass or a rail card if you are commuting to Claverton Down or Bristol.
• •Open a UK bank account if you are an international student.
• •Introduce yourself at reception. The residents' team is genuinely useful and knowing them by name makes the year easier.

• •Total cost. Studios start at approximately £308 per week and run to around £395 depending on tier, with discounts frequently bringing top rooms below list price. A standard 51 week contract at the entry rate works out around £15,700 for the year.
• •What is included. Water, electricity and internet are all inside the weekly rent. Contents insurance is included, as is full access to the gym, cinema room, wellness centre and study spaces.
• •Instalments. A four instalment payment plan is available across the academic year, requiring either a local or an international guarantor. Full payment upfront is the alternative.
• •Deposit. An advance rent payment secures the room and is applied against your first instalment rather than held separately.
• •Guarantor. Both local and international guarantors are accepted, which removes the usual requirement for a UK based homeowner to co sign.
• •Cooling off. If you booked online or by telephone without viewing in person, you have a 72 hour cooling off period after booking, reduced to 24 hours from 1 August 2026. Cancel within it and your payment is refunded.
• •Cancellation before countersigning. If you cancel before the agreement is countersigned by the property, your advance rent payment is refunded in full.
• •No Visa No Pay. If your student visa is refused, supply the official refusal evidence to the residents' team within 72 hours of receiving it and your advance rent is refunded.
• •No Place No Pay. If you fail to obtain your required grades and therefore have no student status, the same 72 hour evidence rule applies.
• •Payment methods. Alipay, Visa, Mastercard, WeChat, UnionPay, international bank transfer, TransferMate, money order and cash cheque are all accepted.
• •Full detail. Check the Acolyte Living refund policy before you transfer anything.

What you should know before your child signs

• •Contracts are typically 51 weeks, running roughly late September to early September. Your child pays across the summer even if they come home in June.
• •Every unit is a self contained studio. There is no shared kitchen or bathroom, which removes the most common source of student flat conflict entirely.
• •Water, electricity, internet and contents insurance are inside the rent, so no separate utility bills arrive during the winter months.
• •International guarantors are accepted, meaning you can co sign from outside the UK without needing a British homeowner to stand in.
• •The cooling off period reduces from 72 hours to 24 hours on 1 August 2026. If you are booking after that date, the window to reconsider is very short.
• •Most studios permit a second occupant at no extra cost. Worth knowing, since it changes both the financial picture and who might be living there.

• •Arrival. Bristol Airport is 23 km away and the Airport Flyer coach runs to Bath Spa station in about an hour, from which Oldfield Park is one stop or a fifteen minute walk. If you fly into Heathrow, the National Express coach runs directly to Bath. Give the residents' team your arrival time in advance so keys are ready.
• •No UK guarantor. The Brook accepts international guarantors, so a parent or sponsor in your home country can co sign the agreement with photo identification and proof of address. If you cannot supply a guarantor at all, paying the full year in advance is the standard alternative accepted by the property.
• •Visa safety net. The No Visa No Pay policy protects you if your UK student visa is refused. Send the official refusal document to the residents' team within 72 hours of receiving it and your advance rent payment is returned. The 72 hour deadline is strict, so do not wait to gather other paperwork first.
• •Setup week. Open a UK bank account or use Monzo or Revolut for immediate access, buy a UK SIM, register with Weston Surgery as your GP, and collect your BRP if your visa requires it. A 16 to 25 Railcard pays for itself quickly given Oldfield Park station on your doorstep.
• •Home food. Bath is smaller than Bristol for international groceries, but the city centre has a well stocked Chinese supermarket and Indian grocers, and Lidl carries a broad Eastern European range. For anything specialist, Bristol is twenty five minutes by train from Oldfield Park.
