• •Safety, realistically. The site itself is one of the better secured in Liverpool with a guard, 24 hour cover and controlled access. The surrounding Edge Hill and Kensington streets are quieter, so most residents avoid walking back alone very late.
• •Green space is a genuine plus. Crown Street Park is roughly a fifteen minute walk with lawns, paths and space for a run. The site's own courtyard and grilling area cover the closer, lazier version.
• •Who is around. Predominantly University of Liverpool students, along with hospital staff from the Royal Liverpool and long-term residents of Edge Hill. It feels residential rather than commercial, which suits some people enormously.
• •What is around. Tesco on Myrtle Parade is the go-to shop for most residents, roughly twelve minutes away. Lodge Lane and Smithdown Road cover cheaper groceries and excellent independent food.
• •The Georgian Quarter. Hope Street, the two cathedrals and some of Liverpool's best restaurants and bars sit around a twelve minute walk away, which is the neighbourhood's real cultural asset.
• •Transport reality. Edge Hill station is around a fifteen minute walk, Brownlow Hill bus stops are closer, and the city centre is roughly twenty minutes on foot or eight by bus.

• •No Place No Pay. Failing to meet the grades for your firm choice, or exceeding them and switching, allows cancellation with UCAS or university evidence submitted promptly after results day.
• •Guarantor. A UK-based guarantor is required for instalment payments and must complete their agreement shortly after booking, or the full year becomes payable upfront.
• •Parking. Covered parking is available but allocated separately and may carry an additional charge. Confirm this at the point of booking.

What you should know before your child signs

• •This is the value option. From £83 a week with bills included, The Railyard is one of the most affordable routes into a room near the University of Liverpool.
• •There is no deposit. Unlike most tenancies, no security deposit is required, which reduces the amount you need to find upfront.
• •Security is unusually strong. A security guard, 24 hour cover, CCTV, video surveillance and controlled access are all in place on site.
• •A guarantor is needed for instalments. A UK-based guarantor must sign and upload documents shortly after booking, otherwise the year is payable in full.
• •Flats can be large. Some flats house up to eight students. If your child prefers a smaller cluster, ask about flat sizes before signing.
• •Covered parking exists. Rare for Liverpool student accommodation, but allocation is limited and it may carry an extra charge, so enquire early.

• •Arrival. Manchester Airport is the usual arrival point, roughly fifty minutes by train to Liverpool Lime Street, then about ten minutes by taxi to Crown Station Place. Liverpool John Lennon Airport is closer at around thirty minutes by bus and taxi.
• •No UK guarantor. Without a UK-based guarantor you will normally need to pay the full year's rent upfront before collecting keys. Recognised third party guarantor services are also accepted by most providers for a fee.
• •Visa safety net. No Visa No Pay protection applies. If your UK visa application is refused, you can cancel the tenancy and recover rent payments, provided written confirmation and official evidence are submitted within the stated deadline.
