Cullen House Glasgow: iQ Student Accommodation Guide

Cullen House is an iQ Student Accommodation building at 225 Bath Street, in the middle of Glasgow's city centre grid. It offers 14 room types across three formats, en suite rooms in shared flats, twodios and solo studios, with bills and wifi included, and one of the fuller facilities lists in the city: a gym, yoga studio, cinema room, karaoke room, games area, private dining kitchen and a roof terrace.

Here is the thing the listings do not lead with. Cullen House is a four-minute walk from the Glasgow School of Art and about eight minutes from the Royal Conservatoire, which makes it unusually well placed for art, design, music and drama students. It is considerably less convenient for the University of Glasgow at Gilmorehill, which is a bus ride or a long walk. If you are weighing up student accommodation in Glasgow and your campus is in the West End, that single fact should drive your decision more than any facility.

iQ runs 14 variants here. The format tells you what you share; the grade (Copper through Deluxe) tells you the size, floor and aspect. Because the grade is what moves the price, always confirm the grade you have actually been allocated rather than the format you asked for.

En suite rooms

A private bedroom with your own bathroom, sharing a kitchen and living space with flatmates. This is the cheapest way into the building and the most sociable.

• Copper En Suite, 14 m², £194 per week. The entry grade and the lowest price in the building.
• Bronze En Suite, 14 m², £219 per week.
• Silver En Suite, 17.5 m², £233 per week. The largest en-suite room, and the one to look at if 14 m² feels tight.
• Gold En Suite, 14 m², £247 per week. iQ notes this grade shares a kitchen with only two other residents, so you are paying for a smaller flat rather than a bigger room.

That last point is worth pausing on. Gold costs £53 a week more than Copper for the same 14 m² of bedroom. The difference is the size of the flat you share, which may or may not be worth £2,300 across a 44-week contract to you.

Twodios

iQ's twodio is not a budget option, despite how it is sometimes described. Each resident gets a private bedroom and private bathroom, sharing only a kitchen space with one other person, and the rate is per resident:

• Twodio, 15 m², £268 per week
• Premium Twodio, 17 m², £273 per week
• Deluxe Twodio, 14 m², £278 per week

All three cost more per person than any en-suite grade. What you buy is a near-studio level of privacy with one kitchen-mate instead of several.

Studios

Fully self-contained, with your own kitchen and bathroom.

• Bronze Studio, 18 m², £285 per week. The cheapest studio.
• Silver Studio, 20 m², £299 per week. Flagged by iQ as a "rare find, usually sold out".
• Higher studio grades sit above £299 per week.

Rooms compared

Every room includes a small double bed, desk and chair, wardrobe, private bathroom, a fitted kitchen or kitchenette with microwave, fridge and oven, heating, wifi and secure fob entry.

Cullen House rent, bills and contract details

Included in rent: water, electricity, heating, internet and contents insurance, plus laundry access and use of every facility in the building. Cleaning covers communal areas only, so your own room and bathroom are yours to keep.

The headline here is contract flexibility, which most student buildings do not offer. iQ lists 44, 37, 33, 10 and 9-week contracts from an October start, and 34, 27 and 24-week contracts from a January start, across separate 2025-26 and 2026-27 booking years. A 9 or 10-week option is genuinely unusual and makes this viable for a single-semester exchange or a short course.

The booking term that matters most

Acolyte's property data for Cullen House records that 2026/27 bookings carry no cooling-off period, and that cancellation is permitted only on or before 31 July, with limited exceptions. In plain terms: once you sign, you are likely committed, with no few-days grace window.

That makes it unusually important to settle everything first: the grade, the room, the contract length, the total cost and what happens if your visa or university place does not come through. Location and nearby universities

Bath Street runs east to west through Blythswood Hill in Glasgow city centre, a grid of Georgian and Victorian terraces now largely offices, bars and student housing. You are a few minutes from Sauchiehall Street and about ten from Buchanan Street. This is not the West End, and it is not on the Clyde, whatever the usual Glasgow imagery suggests.

Two sets of journey times are published, and they disagree, so here are both:

On the University of Glasgow gap. Bath Street to Gilmorehill is roughly 1.7 miles, so 20 minutes implies a fast walk and 32 minutes an ordinary one. Both sources agree the bus takes 10 to 12 minutes. If you study at Gilmorehill, plan a daily bus and budget for it.

Note also that Strathclyde and City of Glasgow College each have more than one site, so check which building your timetable uses before trusting any single figure.

Transport and nearby amenities

• Rail: Glasgow Central and Glasgow Queen Street are both in the city-centre core, which makes weekend travel and airport connections straightforward.
• Buses: extensive city-centre routes, which is how most residents reach Gilmorehill.
• Cycling: a secure bike store on site, with Acolyte's data giving 12 minutes by bike to the University of Glasgow.
• Shopping and groceries: Sauchiehall Street is a few minutes away, with Buchanan Street and the main retail core about ten minutes on foot, and city-centre supermarkets within easy walking distance.
• Study space: the Mitchell Library is a short walk west along the grid, alongside your own institution's libraries.
• Parking: there is no resident parking, so do not plan to bring a car.

Facilities at Cullen House

iQ publishes a long list, and resident feedback on Acolyte's property page suggests the facilities genuinely get used rather than sitting empty.

• Fitness: a free on-site gym and a dedicated yoga studio.
• Social: cinema room, games area with pool table and arcade, karaoke room, common room and a roof terrace with city views.
• Study: dedicated on-site study spaces.
• Catering: a private kitchen and dining room you can book for cooking for friends, which is rare and genuinely useful if you host.
• Practical: reception with parcel collection, on-site laundry with washers and dryers, and a secure bike store.
• Security: 24/7 security, CCTV and secure fob entry.

Pros and cons

In its favour

• Four to five minutes' walk to the Glasgow School of Art and about eight to the Royal Conservatoire. For creative-arts students this is hard to beat in Glasgow.
• Genuinely flexible contracts, including 9, 10 and 24-week options, which very few student buildings offer.
• 14 room types, so you can trade size, flat size and privacy against price precisely.
• One of the fuller facilities lists in the city, including a yoga studio, karaoke room and bookable private dining kitchen.
• Bills, internet and contents insurance included, with laundry access.
• Cashback of up to £1,000 was being advertised on some rooms.
• Strong international-student support: overseas payment methods and non-guarantor instalment options.
• Residents report friendly reception staff and quick maintenance.

Trade-offs

• No cooling-off period on 2026/27 bookings, with cancellation only up to 31 July.
• Not cheap. The neighbouring iQ Elgin Place at 240 Bath Street lists from £189 a week, and several city-centre blocks start at £140 to £159.
• Twodios cost more per person than en-suites, despite sounding like a shared saving.
• Most en-suite grades are 14 m², which is compact; only the Silver En Suite is meaningfully larger.
• A long walk to the University of Glasgow's Gilmorehill campus; plan on the bus.
• Residents report evening noise from the communal areas, especially rooms near the games room, and traffic noise on Bath Street from about 7am on front-facing lower floors.
• Fire alarm testing is reported as disruptive.
• Cleaning covers communal areas only.
• No resident parking and no pets.
• Every room showed limited availability when we checked.

Who should consider Cullen House?

• Glasgow School of Art, Royal Conservatoire and music or drama students: close to an ideal location, and the premium over cheaper blocks buys a walk instead of a commute.
• Exchange and single-semester students: the 9, 10, 24 and 27-week contracts make this one of the few realistic options in Glasgow for a short stay.
• Students who want facilities and will use them: the gym, yoga studio, cinema, karaoke room and bookable dining kitchen are a real part of the value.
• Students who want space over status: the Silver En Suite at £233 and 17.5 m² is better value per square metre than the Gold at £247 and 14 m².
• International students: overseas payment methods and non-guarantor plans remove two common obstacles.
• Light sleepers: ask for a rear-facing room on a higher floor away from the games room, or look elsewhere.
• University of Glasgow students: consider the West End instead, such as Gibson Street in G12, unless you are content busing in daily.
• Students on a tight budget: compare the cheaper city-centre blocks below first.

The first is students at the Glasgow School of Art, the Royal Conservatoire and the smaller city-centre institutions, who can walk to class in under ten minutes and come home to a gym, yoga studio and cinema room with the bills paid. The second, less obvious group is anyone needing a short contract: 9, 10, 24 and 27-week options make this one of the few realistic choices in Glasgow for a semester abroad.

Weigh that against three things. The booking terms are strict, with no cooling-off period recorded for 2026/27 and a 31 July cancellation cut-off. Residents consistently flag evening noise from the communal areas and early traffic noise on Bath Street, so room position matters more here than in most buildings. And if you study at Gilmorehill you are buying a daily bus journey that a West End room would avoid, at a higher rent than the block next door on the same street.
